Final Grade approval for Commercial, Industrial, Institutional & Multi-Family properties must be completed within 18 months of the building permit being issued for the premises.

The following steps are required to obtain Final Grade Approval:

  1. The developer, builder, contractor, or owner submits the certified As-built Plan (Lot Grading Certificate) to City of Edmonton Development Services.
  2. A lot grading inspector will conduct a visual inspection within 5 working days (depending on workload and weather conditions) to ensure that the lot is graded in accordance with the approved Lot Grading Plan (Surface Drainage Plan).
  3. A Lot Grading Inspection Report will be sent to the developer, builder, contractor, or owner indicating whether the lot grading has Passed (approved) or Failed (deficiencies exist) the inspection.
  4. The developer, contractor, builder, or owner must correct any deficiencies within 60 days and call 311 to arrange for a re-inspection. Final Grade Approval will be issued with the As-Built Plan stamped, signed, and dated by a lot grading inspector once the lot grading meets the requirements.

Note: Final Grade Approval will not be given until City of Edmonton, Development Services receives the original As-Built Plan and determines that all fees have been paid.
