This surplus school site was approved by City Council for the First Place Housing Program in 2006. The City is currently working to sell the site to Landmark, and once sold, Landmark will carry out the design and development of the site. Once completed, individual units will be available for sale to the public.

Edmonton Exhibition Lands is a major transformative redevelopment project in the heart of northeast Edmonton. The area will be redeveloped in phases to create a vibrant, safe, accessible, sustainable and inclusive urban community with a mix of commercial, residential and open space uses.

The City owns approximately 61 acres of commercial and industrial land and 243 acres of residential land which will be developed over 16 phases in this neighbourhood. In order to progress development, the City will be submitting an amendment to the Goodridge Corners NASP in 2023.
Phase 3 will be subdivided to make way for 112 units of Residential Mixed Dwelling development. Design will occur in Q2 of 2023.
The Phase 3 Rezoning (Charter Bylaw 20465) was approved by City Council on May 15, 2023.

On February 1, 2021, Executive Committee (item 6.9) passed a motion directing Administration to evaluate a building location at the east side of Henderson Estates Park, adjacent to Riverbend Road, as an alternative to the existing surplus school site.
The site will be developed as a mix of market and non-market medium density housing. The community will be informed in advance of any development plans and public engagement opportunities.

The City owns approximately 119 acres of land in Heritage Valley Town Center. 55 acres will be dedicated as municipal reserve for the District Park and the remainder is planned for a storm water management facility, future LRT alignment, utility lots and a mix of commercial and high density residential.
Servicing design has been ongoing for the saleable lots, school site and the park. The City started grading in 2022. The remainder of construction expected to start in Q2 2023 with completion in 2024.
Rezoning (Charter Bylaw 20324) and the associated amendments to the Heritage Valley NASP (Bylaw 20323) were approved by City Council on December 6, 2022.

River Crossing is the transformational redevelopment of West Rossdale. This project will see the creation of new public spaces that support our connection to and through the river valley, celebrate 10,000 years of Indigenous placemaking and gathering, and invest in the rehabilitation and reuse of the historic Rossdale Power Plant.
Land Development will advance the community redevelopment components of the River Crossing vision including investments in the transportation network and upgrading servicing to enhance connectivity and catalyze private investment that will see the creation of up to 2,654 new households. River Crossing is guided by the Council-approved River Crossing Business Plan and Heritage Interpretive Plan.
