planning application (map) has been received for properties at 905 172 Street SW and 17225 9B Avenue SW.

The application proposes to rezone the properties from the Low-Rise Apartment Zone (RA7) and Agricultural Zone (AG) to the Site-Specific Development Control Provision (DC2) zone.

The purpose of the proposed rezoning to Site-Specific Development Control Provision (DC2) is to allow for the development of small-lot housing—single-detached, semi-detached and duplex houses—on shallow lots. The  proposed DC2 Provision  also proposes reduced side setbacks of 1.2 metres on internal lots.

This application also proposes a  plan amendment (map) to the Windermere Neighbourhood Structure Plan (NSP) and an update to the statistics of the Windermere Area Structure Plan (ASP) to enable the proposed Site Specific Development Control Provision (DC2).

Portions of Ellerslie Road from 170 Street SW to 173 Street SW, and from 173 Street SW to Wright Drive SW

An  application (map) has been made to close portions of Ellerslie Road, located from 170 Street SW to 173 Street SW, and from 173 Street SW to Wright Drive SW. 

Once closed, Area A and B may be consolidated with the neighbouring properties to the north for residential uses. Area C shall remain as a road right-of-way and be closed to traffic only for a utility right-of-way. Area D shall be closed and become an open space to enable the development of a multi-use trail corridor.

The road closure area conforms with associated plan amendments to the Windermere Neighbourhood Structure Plan and the Windermere Area Structure Plan. Areas A and B of the road closure are proposed to be consolidated with land to enable the development of low-density residential housing by an associated zoning application (Charter Bylaw 20262 under file LDA22-0110).
