A planning application (map) has been made to rezone two Westwood adjacent properties; at 9724 118 Avenue NW and 11805 101 Street NW. The proposal enables development of commercial uses.

Currently, the north property is zoned Low Rise Apartment Zone (RA7) and the south property is zoned Public Utility Zone (PU). The applicant proposes rezoning the entire site to Low Intensity Business Zone (CB1).

These properties are presently occupied by a decommissioned EPCOR substation. If the rezoning proposal is approved, then the two properties can be consolidated into one parcel.

The applicant intends to retain and convert the existing building for commercial uses. Parking will be provided on-site, accessible from the rear lane.

This proposal includes an amendment to the Alberta Avenue Pedestrian Commercial Shopping Street Overlay. The overlay applies to certain properties along 118 Avenue NW. The overlay’s regulations ensure commercial development is pedestrian-oriented.

This proposal’s south property is currently located within the overlay area. The applicant seeks to revise the overlay boundary to include the north property as well.

This proposal helps advance the Avenue Initiative Revitalization.
