A planning application (map) has been received for properties at 11034 and 11042 124 Street NW.
The application proposes to rezone the properties from the Low-Intensity Business Zone (CB1) and Medium-Rise Apartment Zone (RA8) to the Commercial Mixed Business Zone (CB3).
The proposed Commercial Mixed Business Zone (CB3) zoning, combined with the Main Streets Overlay (MSO), would allow for a range of commercial uses with enhanced opportunities for associated residential development (generally above ground level).
There is an associated amendment proposed to the MSO as it relates to the CB3 Zone (to add a tower floor plate restriction). Including this amendment, the proposed rezoning would allow for a base/tower building design with the following characteristics:
- A maximum 3-storey base structure containing pedestrian-oriented commercial uses at ground level
- A maximum overall height of 45 metres (approximately 13 storeys)
- A maximum tower floor plate of 850 square metres; and
- Any access to vehicular parking would be required from the lane
There is an associated amendment to the West-Ingle Area Redevelopment Plan to update the concept map to show 124 Street south of 111 Avenue as a pedestrian-oriented shopping street.

Feedback will be used to make sure the City's review of the application takes local context into consideration and is as complete as possible, as well as to help inform conversations with the applicant about potential revisions to address concerns or opportunities raised.
Feedback will also be summarized in the report for City Council so that they are aware of the public’s perspectives prior to making a decision at a future Public Hearing.
