A planning application (map) has been received for properties at 10143 and 10145 Clifton Place NW.
The application proposes to rezone the properties from an existing Site Specific Development Control Provision (DC2) to a new Site Specific Development Control Provision (DC2).
The existing DC2 Provision allows for a residential tower with a maximum height of 55 metres, a floor area ratio of 3.0, and a maximum of 55 dwellings. The proposed DC2 Provision maintains these regulations, and proposes the following amendments to the design:
- Removal of row housing style dwellings at ground level fronting Clifton Place
- Adjusting the tower outline to remove the podium and expand the tower floor plate, while moving the building further north on the site; and
- Removing the public amenity contribution of public access to the river valley in exchange for enhanced streetscape on Clifton Place

The existing DC2.959 includes the properties to the south (Areas B and C) and the proposed revisions include updating definitions, use classes, and regulations to current Zoning Bylaw standards. No substantial revisions are proposed.

Input from Edmontonians will be used to ensure the review of the application takes local context into consideration and is as complete as possible. Feedback will also be summarized in the report to City Council when the proposed rezoning goes to a future City Council Public Hearing for a decision.
