A planning application (map) has been received for a property at 8882 170 Street NW (West Edmonton Mall).

This application proposes to rezone the property from Site Specific Development Control Provision (DC2) to Site Specific Development Control Provision (DC2). The purpose of the rezoning is to add a sign schedule, which would allow for greater flexibility in the number and kinds of signs permitted on the site.

The  revised DC2 Provision proposes to introduce comprehensive on-site signage regulations that would allow for a variety of signs in and around the site, including larger freestanding digital signs that display both static and changing content throughout the day. If the sign regulation changes are approved by Council, the applicant intends to proceed with the construction of up to 22, 12-metre high freestanding digital signs.

All other development details for the mall will remain unchanged. No additional structures or buildings are part of this application at this time.

The proposed rezoning conforms to the existing development plan under Charter Bylaw 18530.

The application proposes to rezone the property from Site Specific Development Control Provision (DC2) to Shopping Centre Zone (CSC).

The intent of the application is to provide for larger shopping centre developments intended to serve a community or regional trade area. Residential, office, entertainment and cultural uses may also be included within such shopping complexes. 

The application also includes an approved amendment to the Summerlea Neighbourhood Area Structure Plan (NASP). The NASP will be revised to recognize the proposed zoning.

A planning application (map) has been received for a property at 8882 170 Street NW.
The application proposes to rezone the property, West Edmonton Mall, from an existing Site Specific Development Control Provision (DC2) to a revised Site Specific Development Control Provision (DC2).
Specifically, minor changes are applied to the regulations for use, and the site plan that was part of the previous DC2 appendix will be removed. This will allow for the extension of the parkade east of the Hudson Bay store to the northeast corner of the site, where there is a surface parking lot at this time. The scale of the rest of the mall will not change. The new parkade will house ancillary uses for the auto dealership inside the structure (wash bay and detailing) and will conform to all height restrictions.
