A planning application has been received for a number of properties north of 95 Avenue and west of 87 Street in the Strathearn neighbourhood.
The specific addresses are 9518 and 9560 87 Street NW, 8720, 8722 and 8724 95 Avenue NW, 8728U 97 Avenue NW, and 8712U 96 Avenue NW.
The application proposes to rezone the properties from Public Parks Zone (AP) and Site-Specific Development Control Provision (DC2) to:
- Medium-Density Multiple Family Zone (RF6)
- Low-Rise Apartment Zone (RA7)
- Medium-Rise Apartment Zone (RA8)
- High-Rise Apartment Zone (RA9)
- Site-Specific Development Control Provision (DC2)
The intent of the application remains similar to the existing Site-Specific Development Control Provision (DC2.917), with a full project build-out of approximately 2,000 dwellings, but proposes the use of conventional residential zoning (RF6, RA7, RA8, and RA9) throughout the majority of the site while establishing a new and smaller DC2 Provision on the southern site adjacent to the future Strathearn LRT station.
The proposed DC2 Provision seeks to develop mid-rise and high-rise buildings, including a mix of residential and commercial uses. The proposed DC2 Provision would allow for a building with the following characteristics:
- A maximum height of 81 metres (approximately 20 storeys)
- A maximum Floor Area ratio of 5.0
- Up to 500 residential dwellings
- Up to 6,505 square metres of gross floor area for commercial uses
- Underground parking
According to the applicant, this approach will provide flexibility for future development to respond to future market and housing needs.
Associated applications to close portions of public roads (lanes) and updates to the Southeast Area Plan are also proposed to enable the rezoning.
