The application has three components:

  1. Amendment to the Stillwater Neighbourhood Structure Plan (NSP)
  2. Amendment to the Riverview Area Structure Plan (ASP); and
  3. A rezoning amendment to the Edmonton Zoning Bylaw

The  proposed amendment will revise portions of the Stillwater NSP to allow for the development of low and high-density residential housing types and a stormwater management facility (SWMF). In addition, the Special Study Area Park/Low-Density Residential (LDR) land use designation will be removed and re-designated to allow for low-density housing and school/park uses. 

The proposed amendment to the Riverview Area Structure Plan (ASP) will update the statistics and figures to align with the proposed amendment to the NSP. 

The proposed rezoning will amend the Zoning Bylaw for portions of the properties from Agricultural Zone (AG) to Public Parks Zone (AP), Public Utility Zone (PU), Stillwater Low-Density Residential Zone (SLD), Stillwater Rear Attached Row Housing Zone (SRA), and Stillwater Row Housing (SRH). The proposed zones will allow for the opportunity to develop the land in the form of:

  • School site/park (AP)
  • Stormwater management facility (PU); and
  • Single-detached, semi-detached, row housing, and low-rise medium-density housing (SLD, SRA and SRH)

Road closure of portions of 23 Avenue

A planning application (map) has been received for a property at 2110 199 Street NW.
This application proposes to rezone the property from Agricultural Zone (AG) to Stillwater Low-Density Residential Zone (SLD), Stillwater Rear Attached Row Housing Zone (SRA), Stillwater Row Housing Zone (SRH) and Urban Service Zone (US) within the Stillwater neighbourhood. The proposed rezoning will enable a range of housing development options within the area.
The rezoning is enabled by two plan amendments. The first is an amendment to the Stillwater Neighbourhood Structure Plan (NSP) proposing to remove a park site and reconfigure single/semi-detached residential, row housing, and low rise/medium density residential uses. The second amendment is to the land use and population statistics of the Riverview Area Structure Plan (ASP) to account for the proposed changes in the Stillwater NSP.

An area east of Winterburn Road and south of 23 Avenue NW

A planning application (map) has been received for a plan amendment for an area east of Winterburn Road and south of 23 Avenue NW in the Stillwater neighbourhood. 

The purpose of this application is to amend approximately 7.4 ha of land within the Stillwater Neighbourhood Structure Plan (NSP) from Single and Semi-detached residential and row housing to Institutional/Residential Mixed Use. 

The amendment will allow for the development of a religious assembly and medium-density residential housing east of Winterburn Road and south of 23 Avenue NW.

The proposal conforms with the Riverview Area Structure Plan (ASP),  which designates the site for residential uses and allows institutional uses throughout the plan area.
