A planning application has been received for properties at 1304 199 Street NW and 1504 199 Street NW.

The application has three components: A rezoning, an amendment to the Stillwater Neighbourhood Structure Plan (NSP), and an amendment to the Riverview Area Structure Plan.

The  proposed rezoning (map) will rezone portions of the properties from the Agricultural Zone (AG) to the Stillwater Low-Density Residential Zone (SLD), the Stillwater Rear Attached Row Housing Zone (SRA), and the Stillwater Row Housing Zone (SRH). The proposed zones will allow for the opportunity to develop single-detached, semi-detached, and row housing in the area.

The  proposed NSP amendment (map) will revise portions of the Stillwater NSP to allow for the development of low-density, row housing, and low-rise and medium-density land uses. In addition, the proposal will reduce the size of a stormwater management facility.

The proposed amendment to the Riverview Area Structure Plan (ASP) will update the statistics to align with the proposed NSP amendment.

planning application (map) has been made to rezone a portion of a property at 2110 199 Street NW.

The current zoning is Agricultural Zone (AG).

The proposed zoning is Shopping Centre Zone (CSC). The rezoning would allow the development of a large shopping centre intended to serve the community in conformance with the Stillwater Neighbourhood Structure Plan (NSP).

Road closure of portions of 23 Avenue and rezoning of 20703 23 Avenue NW

An updated  planning application (map) has been received for portions of 23 Avenue NW and a property at 20703 23 Avenue NW. 

This application was initially received in 2019 as a proposed road closure but it has been changed to include a proposed rezoning.

Advance notice was sent to surrounding property owners in June 2019 regarding the proposed road closure. The road closure areas remain unchanged, but the application has since been reactivated and updated to include the proposed rezoning.

The current zone is Agricultural Zone (AG). The proposed zone is the Residential Low-Density Zone (RLD).

The RLD zone enables a range of housing forms, including single detached houses and duplexes. The RLD zone also complies with the Stillwater Neighbourhood Structure Plan (NSP). The proposed road closure area includes two portions along the southern edge of 23 Avenue NW right-of-way that are to be consolidated with the adjacent private land.

The application has three components:

  1. Amendment to the Stillwater Neighbourhood Structure Plan (NSP)
  2. Amendment to the Riverview Area Structure Plan (ASP); and
  3. A rezoning amendment to the Edmonton Zoning Bylaw

The  proposed amendment will revise portions of the Stillwater NSP to allow for the development of low and medium-density residential housing types. In addition, the Special Study Area "Park/LDR" land use designation will be removed and re-designated to allow for low-density housing and school/park uses. 

The proposed amendment to the Riverview Area Structure Plan (ASP) will update the statistics and figures to align with the proposed amendment to the NSP. 

The proposed rezoning will amend the Zoning Bylaw for portions of the properties from Agricultural Zone (AG) to Public Parks Zone (AP)Stillwater Low-Density Residential Zone (SLD), Stillwater Rear Attached Row Housing Zone (SRA), and Stillwater Row Housing (SRH).

The proposed zones will allow for the opportunity to develop the land in the form of:

  • School site/park (AP)
  • Single-detached, semi-detached, row housing, and low-rise medium-density housing (SLD, SRA and SRH)
