A planning application (map) has been received for rezoning at 11111 101 Street NW, 9720 111 Avenue NW, 9728 111 Avenue NW, and 9730 111 Avenue NW.

The proposed application is to rezone from Small Scale Infill Development (RF3) and General Business Zone (CB2), to Site Specific Development Control Provision (DC2). This would allow for a development with two buildings. 

The building along 111 Avenue NW would feature at-grade commercial space with entrances facing towards the street engaging people who walk by, and a second storey with commercial office space, with the top two storeys as residential space.  

A building at the rear of the site would be up to three storeys, featuring living and working space. Parking will be provided underground, and at grade to the rear of the buildings under the second storey.

This application also includes a road closure (map) along 111 Avenue NW. This would legally close the lane between the two parcels subject to the rezoning, and would be consolidated and rezoned as a single site.

Proposed Rezoning and Road Closure

A planning application (map) has been received for rezoning of land north of 111 Avenue between 102 and 106 Streets. The specific addresses included in this application are:

The application proposes to rezone the properties from Small Scale Infill Development Zone (RF3) and Urban Services Zone (US) to a Site Specific Development Control Provision (DC2). The proposed DC2 Provision is to allow for the expansion and redevelopment of the Capital Care Norwood facility. This expansion includes:

  • Construction of a new main facility with a height of approximately 7 storeys
  • Demolition of the existing North Pavilion building and CHOICE Day Centre
  • Extensive renovations to the Angus McGugan Pavilion (AMP)

The proposal includes the closure and consolidation of a portion of 105 Street NW and two lanes to allow for the expansion of the site.

115 Avenue NW

A planning application has been made to legally close the portion of 115 Avenue NW that bisects the Spruce Avenue Park site. If approved, the roadway can be physically removed and reclaimed as park space.

This proposal facilitates the Spruce Avenue Neighbourhood Renewal Project. It aims to create a more connected, useable, and safe park site. The roadway’s current access points to St. Basil and Spruce Avenue schools are proposed to be relocated to 102 Street NW.
