Proposed rezoning at the southeast corner of 102 Avenue NW and 106 Street NW to allow for two high-rise mixed use towers.

A planning application has been received to rezone the southeast corner of 102 Avenue NW and 106 Street NW. This proposal includes 10157, 10169, and 10185 106 Street.

The proposed rezoning will accommodate the development of two residential towers on a base structure with commercial and residential uses. 

The applicant's name for the project is the Edgar Development.

About The Application

The proposed rezoning is from Urban Warehouse Zone (UW) to a Site Specific Development Control Provision (DC2).

This would allow the opportunity for two high-rise towers with the following characteristics:

  • Two residential towers approximately 40 storeys (120 metres) and 36 storeys (110 metres)
  • Commercial uses at street level on 102 Avenue NW
  • Row Housing at street level on 106 Street NW
  • Floor Area Ratio of 18
  • Up to 700 dwellings
  • Four storeys of above ground parking
