Proposed rezoning of the Edmonton Motors site at the southeast corner of Jasper Avenue NW and 115 Street NW to enable two high-rise mixed-use towers.

A planning application has been received to rezone the southeast corner of Jasper Avenue NW and 115 Street NW. This proposal includes 11427, 11445 and 11445A Jasper Avenue NW, and 10039 and 10033 115 Street NW.

The proposed rezoning will accommodate the development of two separate residential towers on commercial and residential base structures.

About The Application

The proposed rezoning is from Direct Development Control Provision (DC1) and High-Rise Apartment Zone (RA9) to a Site Specific Development Control Provision (DC2).

The proposed DC2 zoning would allow the opportunity for two separate high-rise towers with the following characteristics:

  • A 170-metre tower (approximately 56 storeys) on a 30-metre base structure (approximately 10 storeys) fronting onto Jasper Avenue
  • A 140-metre tower (approximately 46 storeys) on a 30-metre base structure (approximately 10 storeys) fronting onto 115 Street
  • Commercial uses at ground level fronting onto 115 Street NW
  • Row housing fronting onto 115 Street NW
  • Up to 825 dwellings
  • Underground parking
