Planning applications received by the City in the Secord neighbourhood.

This planning application (map) is to rezone a 1.7 ha lot to allow for medium rise apartments. The current zoning is Low Rise Apartment Zone (RA7). The proposed zoning is Medium Rise Apartment Zone (RA8).

If approved by Council, key changes to the zoning regulations would be:

Maximum number of units allowed per hectare:
Existing RA7 Zone: 125
Proposed RA8 Zone: 224

Maximum number of units allowed on the site (considering overall gross site area):
Existing RA7 Zone: 213
Proposed RA8 Zone: 381

Maximum height allowed (metres):
Existing RA7 Zone: 16 metres or approximately 4 storeys
Proposed RA8 Zone: 23 metres or approximately 6 storeys

There are site and building design guidelines in the Zoning Bylaw that apply to development proposals on RA8 Zoned sites adjacent to land zoned for low density residential uses (including RMD and RF5), which address land use compatibility. 

Associated Amendment Application

There is also an associated amendment to the Secord Neighbourhood Structure Plan. The amendment is needed to facilitate the rezoning. 

The amendment changes the land use statistics and land use concept map to reflect the change in zoning. No changes are proposed to the objectives of the plan. The application conforms with the Lewis Farms Area Structure Plan that designates the site for residential uses.

North of 99 Ave NW and south of Stony Plain Rd, East of 224 St NW and West of 221 St NW

This approved planning application (map) is to rezone the subject site to allow for a broader range of low-density residential uses, including single-detached, semi-detached and a limited amount of row housing uses. 

The previous zoning was Semi-detached Residential Zone (RF4) and Residential Small Lot Zone (RSL). The approved zoning is Residential Mixed Dwelling Zone (RMD)

The application conforms with the Secord Neighbourhood Structure Plan, which designates the area for Low Density Residential uses. Secord is a neighbourhood within the larger Lewis Farms Area Structure Plan area.
