planning application (map) has been received for a property at 10540 112 Street NW. 

The application proposes to rezone the property from the Public Utility Zone (PU) to a Direct Development Control Provision (DC1) zone and the Public Parks Zone (AP).

The  proposed DC1 Provision would allow for a mixed-use, high-density development consisting of multiple buildings and incorporating a mix of uses with the following characteristics:

  • Maximum height: 28 metres (approximately 8 storeys), except for one tower up to a height of 90 metres (approximately 26 storeys)
  • Maximum Floor Area Ratio: 5.0-7.0
  • Uses such as multi-unit housing, breweries, wineries and distilleries, child care services, general retail stores, health services, restaurants and special industrial uses. This list of uses is not complete.

The land proposed for the AP Zone would become a future public park.

The Central McDougall/Queen Mary Park Area Redevelopment Plan is also proposed to be amended.  Two requirements for implementation for Precinct D: Business Residential Mixed Use and two maps would be amended to enable the proposed rezoning.

The application proposes to rezone the properties from Site Specific Development Control Provision (DC2) to a new Site Specific Development Control Provision (DC2).

The purpose of this rezoning is to replace the existing DC2 Provision, which allows for the development of an 8-storey multi-unit housing development with the opportunity for minor commercial outlets on the ground level, in order to increase the total number of dwelling units from 115 to 125. The rezoning would also change the parking regulations in response to recent changes to parking regulations in the Zoning Bylaw.

A planning application (map) has been received for a property at 11064 117 Street NW

The current zoning is Single Detached Residential Zone (RF1).

The proposed zoning is Small Scale Infill Development Zone (RF3). The rezoning would allow for small-scale residential housing containing up to four dwellings under certain conditions, generally referred to as row housing.

The Mature Neighbourhood Overlay would continue to apply to the site to help ensure future development is compatible with the context of existing surrounding buildings while maintaining the pedestrian-oriented design of the streetscape.

An associated application has been made to amend the Central McDougall/Queen Mary Park Area Redevelopment Plan (ARP) to align with the proposed rezoning.
