The proposed zoning is Industrial Business Zone (IB). The purpose of this zone is to provide for industrial businesses that carry out their operations such that no nuisance is created or apparent outside an enclosed building and such that the zone is compatible with any adjacent non-industrial zone, and to accommodate limited, compatible non-industrial businesses.

A second component, the proposed closure of a portion of laneway adjacent to the site, has also been submitted. If approved the proposed closure area will be consolidated with the adjacent properties.

There is no plan in effect for the area.

A planning application (map) has been received for properties at 11638, 11642, 11646, 11650, 11654, and 11658 111 Avenue NW.

The application proposes to rezone the properties from Single Detached Residential Zone (RF1) to Medium-Rise Apartment Zone (RA8)

The proposed Medium Rise Apartment Zone (RA8) would allow for medium-rise multi-unit housing with a maximum height of 23 metres (approximately 6 storeys).

Road closure of a road right-of-way near 12004 111 Avenue NW

A planning application (map) has been made to legally close a portion of road right-of-way abutting 111 Avenue NW and 120 Street NW.

This area is currently used as part of a parking lot and, if approved, the roadway will remain (legally) as parking spaces for the existing building.

A planning application (map) has been received for a property at 11460 112 Avenue NW.
The application proposes to rezone the property from Site Specific Development Control Provision (DC2) to Neighbourhood Convenience Commercial Zone (CNC).
The current DC2 Provision allows for a low-rise residential building with limited commercial opportunities at ground level. The proposed CNC Zone allows for convenience commercial and personal service uses, which are intended to serve the day-to-day needs of residents within residential neighbourhoods.

There is no plan in effect for the Prince Rupert neighbourhood.

Proposed Rezoning
A planning application (map) has been received for a property at 11803 114 Avenue NW. The application proposes to rezone the property from Public Utility Zone (PU) to Low Intensity Business Zone (CB1).

The CB1 Zone allows for low-intensity commercial, office and service uses. The zone is to be located along arterial roads that border residential areas. Development shall be sensitive and in scale with existing development along the commercial street and any surrounding residential neighbourhood.

The application proposed to rezone the site from Medium Industrial Zone (IM) to Industrial Business Zone (IB).

This zone would have allowed the opportunity for industrial business uses including professional, financial and office support and personal service uses.

The rezoning would have enabled the applicant to relocate an existing funeral, cremation and interment services business to this location.
