A planning application has been received to rezone the northeast corner of Jasper Avenue and 115 Street NW in the Oliver neighbourhood.

The area for the proposed rezoning includes 10107, 10129, and 10133 115 Street NW and 11440 and 11460 Jasper Avenue NW. The proposed rezoning will accommodate the development of two residential towers on commercial and residential base structures.

The proposed rezoning is from High-Rise Apartment Zone (RA9), and (DC1) Direct Development Control Provision (Oliver Sub Area 8), to a Site Specific Development Control Provision (DC2).

9918 111 Street NW and 9922 111 Street NW

A planning application was received for land at 9918 111 Street NW and 9922 111 Street NW, on sites currently occupied by two single detached houses, one of which has been converted to a commercial building.

This application includes a rezoning and an amendment to the Oliver Area Redevelopment Plan.

The proposal is for a building approximately 23 storeys in height.

9728 111 Street NW

A planning application (map) has been received for a rezoning and plan amendment for a property at 9728 111 Street NW.

The application proposes to rezone the property from Direct Development Control Provision (DC1) to Site Specific Development Control Provision (DC2).

This property's current Direct Development Control Provision (DC1) permits residential homes, including single detached housing, semi-detached housing, and row housing. Apartment housing is also permitted, to a maximum height of 14 metres (four storeys).

The proposed Site Specific Development Control Provision (DC2) would enable the development of apartment housing, to a maximum height of 32 metres (eight storeys). Additional regulations include enclosed parking at ground level, and a maximum of nine residential dwelling units.

An associated amendment to the Oliver Area Redevelopment Plan is also proposed.


Transit-Oriented Development Considerations

This property is located approximately 200 metres from the Grandin LRT station. The City of Edmonton's Transit-Oriented Development (TOD) Guidelines designate the area around this station as a Downtown Station Area. Development is expected to achieve the guidelines' Urban Design Principles in order to ensure high quality construction.

9712 111 Street NW

This planning application (map) is to rezone one lot to allow for the replacement of the existing building with a new, larger, house. The current zoning is Area 2 Direct Development Control Provision (DC1) within the Oliver Area Redevelopment Plan.

The proposed zoning is a Site Specific Development Control Provision (DC2). The proposed amendment to the Oliver Area Redevelopment Plan is to change maps to reflect the change in zoning and not to change any policies or objectives of the plan.

St. John's School Site, 10231 120 Street NW, and Oliver Park, 10326 118 Street NW

A planning application is being processed for land at 10231 120 Street NW, on the site of the former St. John’s School, and a portion of Oliver Park 10326 118 Street NW. This application is comprised of a rezoning and an amendment to the Oliver Area Redevelopment Plan.

The proposal is for a building about 26 storeys in height, to a maximum height of 80 metres, with townhouse style units located at ground level facing 118 Street NW.
