This application proposes to rezone the site from a Site-Specific Development Control Provision (DC2.933) to a new Site-Specific Development Control Provision (DC2).

The existing DC2 zoning (DC2.933) allows for a high-rise residential building. The  proposed DC2 Provision will allow for a similar building, with the following adjustments:

  • An increase in Floor Area Ratio from 6.0 to 6.5
  • A marginal increase in density, from 108 dwellings to 110 dwellings
  • A slight increase in the tower floor plate from 650 square metres to 675 square metres
  • The removal of the required 11 family-oriented dwellings
  • Site access re-oriented from the east/west lane to the north-south lane; and
  • Other minor adjustments to building design and materials

This rezoning application conforms to the Oliver Area Redevelopment Plan, which designates this site for high and medium-density residential uses.

12021 Jasper Avenue NW

planning application (map) has been received for the property at 12021 Jasper Avenue NW.

The application proposes to rezone the property from an existing Direct Development Control Provision (DC1) to a Site-Specific Development Control Provision (DC2).

The  proposed DC2 Provision would allow for development with the following characteristics:

  • Two buildings, separated by a public open space/plaza area
  • Maximum building heights:
    • East building (existing Jasper House building) - 40 metres (12 storeys) with a new base structure 
    • West building (new high-rise mixed-use building) - 108 metres (approximately 28 storeys) 
  • A maximum floor area ratio (FAR) of 11.0
  • A reconfiguration of primary site access from 100 Avenue NW to Jasper Avenue NW

The Oliver Area Redevelopment Plan (ARP) is in effect for this area. The ARP designates this site as being within ‘Sub Area 5’ which supports the development of high-density residential, located in medium to high-rise built forms at this location. The applicant is proposing an amendment to Map 11 to reflect the proposed rezoning of this site.

Northeast Corner of Jasper Avenue NW and 115 Street NW

A planning application has been approved to rezone the northeast corner of Jasper Avenue NW and 115 Street NW in the Oliver neighbourhood.

The area for the approved rezoning includes 10107, 10129, and 10133 115 Street NW and 11440 and 11460 Jasper Avenue NW. The approved rezoning will accommodate the development of two residential towers on commercial and residential base structures.

The approved rezoning is from High-Rise Apartment Zone (RA9), and (DC1) Direct Development Control Provision (Oliver Sub Area 8), to a Site Specific Development Control Provision (DC2).

Feedback will also be summarized in the report to City Council so that they are aware of the public’s perspectives before making a decision.

10211 121 Street NW

planning application (map) has been received for a property at 10211 121 Street NW. 

The application proposes to rezone the property from an existing Site-Specific Development Control Provision (DC2.1099) to a revised Site-Specific Development Control Provision (DC2).  

This proposed rezoning is to allow for an increase in scale for an already approved mixed-use tower. Key changes include:

  • Increasing the maximum height from 54 to 71 metres (approximately 17 to 22 storeys)
  • Increasing the maximum floor area ratio from 6.75 to 9.0
  • Increasing the maximum number of dwellings from 140 to 190

The  revised DC2 Provision would also include more minor changes to parking, landscaping, amenity area and public contribution requirements as well as other administrative updates. The general design of the base structure, tower and site layout would remain the same.
