Rezoning for a site located on the northwest corner of 104 Street NW and 103 Avenue NW.

About the Application

A rezoning application has been received for land at 10420 103 Avenue NW.  

The proposed rezoning, from Heritage Area Zone (HA) and Special Area Downtown Overlay to Site-Specific Development Control Provision (DC2), would allow for the development of a mixed-use tower with commercial/retail uses on the ground floor, and residential uses within the podium and tower above. There is currently a two-storey commercial building on the site.

The applicant's project name for this rezoning is The Clancey.

Edmontonians were invited to a drop-in engagement session on June 13, 2019 to learn more about a proposed rezoning on the northwest corner of 104 Street NW and 103 Avenue NW. 

Feedback will be summarized in a report to City Council if and when the proposed rezoning goes to a future Public Hearing for a decision.

Section 910 of the Zoning Bylaw contains two appendices which will require amending to accommodate the rezoning.

  • A maximum height of 103 metres (approximately 28 storeys)
  • A maximum of 310 dwellings
  • A maximum Floor Area Ratio of 16.0 
  • Parking provided underground
