A planning application has been approved to rezone the northeast corner of 109 Avenue NW and 124 Street NW. This proposal includes 10911 124 Street NW and 12320 109 Avenue NW.

From February 22–March 15, 2021, feedback was accepted for this application through the City’s online virtual engagement tool, in lieu of an in-person engagement session.

Input from Edmontonians will be used to inform conversations with the applicant about potential revision to the proposal to address concerns or opportunities raised. Feedback will also be summarized in the report to City Council when the proposed rezoning goes to a future City Council Public Hearing for a decision.

About The Application

The sites are currently zoned Site Specific Development Control Provision (DC2.904), which allows for the development of a 6-storey mixed-use building with the following characteristics:

  • A maximum height of 23.0 metres (approximately 6 storeys)
  • A maximum Floor Area Ratio of 2.7
  • A maximum of 35 dwellings
  • Commercial uses at ground level fronting onto 124 Street NW
  • Residential uses at ground level fronting onto 109 Avenue NW
  • Underground parking

This application would rezone the properties from DC2.904 to a new Site Specific Development Control Provision (DC2) to allow for the development of a primarily residential building comparable to the current zoning with the following characteristics:

  • A maximum height of 23.0 metres (approximately 6 storeys)
  • A maximum Floor Area Ratio of 3.7
  • A maximum of 70 dwellings
  • Commercial uses at ground level fronting onto 124 Street and 109 Avenue 
  • Underground parking
