Proposed rezoning of the northeast corner of 100 Avenue NW and 113 Street NW to allow for a high-rise mixed-use tower.

A planning application has been received to rezone the northeast corner of 100 Avenue NW and 113 Street NW. This proposal includes 10011 113 Street NW, 11218, 11222, 11228 and 11230  100 Avenue NW.

The proposed rezoning will accommodate the development of a residential tower on a commercial and residential base structure.

About the Application

The proposed rezoning is from the High-Rise Apartment Zone (RA9) and Direct Development Control Provision (DC1) (Area 3 within the Oliver Area Redevelopment Plan) to a Site Specific Development Control Provision (DC2).

This would allow the opportunity for a high-rise tower with the following characteristics:

  • A 90 metre tower (approx. 30 storeys)
  • Commercial uses at grade fronting onto 100 Avenue NW
  • Row housing fronting onto 113 Street NW
  • Up to 250 dwellings
  • Underground parking

There is also an associated application to close the east-west lane from 113 Street NW to the intersecting north-south lane and to amend the Oliver Area Redevelopment Plan to enable the rezoning.

Public Engagement

Edmontonians were invited to a drop-in engagement session on September 12, 2019 to learn more about a proposed rezoning and lane closure at the northeast corner of 113 Street and 100 Avenue NW in the Oliver neighbourhood. 

Feedback gathered at the session will be summarized in a report to City Council when the proposed rezoning goes to a future Public Hearing for a decision.
