Proposed

11416, 11419, 11420 and 11423 78 Avenue NW

A planning application has been received for properties at 11416, 11419, 11420 and 11423 78 Avenue NW.

This application has been revised since it was first received by the City on February 21, 2020.

The initial rezoning proposal was for lots located at 11416 and 11419 78 Avenue NW to allow for 2 (two) 4-storey low rise residential buildings. As a result of the City’s review and public feedback, the applicant has decided to revise their proposal and include lots located at 11420 and 11423 78 Avenue NW to allow for a development with 2 mid-rise residential buildings with the following features:

  • A maximum height of 23.0m, approximately 6 storeys (previously 14.5m, approximately 4 storeys)
  • Up to 71 residential dwellings per building (previously 55 dwellings per building)
  • A maximum Floor Area Ratio of 4.0 (previously 2.45)
  • Facade ‘stepbacks’ for 5th and 6th storeys to reduce perceived mass of a 6-storey building
  • Community Amenity Contribution in the form of a public plaza between the new buildings
  • Provisions for family-oriented dwellings

The application also includes proposed road (lane) closures and an amendment to the McKernan-Belgravia Station Area Redevelopment Plan (ARP).

11226 76 Avenue NW

A planning application (map) has been received for a property at 11226 76 Avenue NW.

The application proposes to rezone the property from Shopping Centre Zone (CSC) and Small Scale Infill Development Zone (RF3) to Public Utility Zone (PU)

The proposal includes rezoning the Fire Station No 03 site to bring the use into conformance with the Zoning Bylaw and a lane closure (LDA19-0088) to relocate the Fire Station parking area.  The McKernan-Belgravia Station Area Redevelopment Plan (ARP) designates the site for Institutional/Public Utility Uses.

Proposed Lane Closure

11323, 11325, 11329, 11333 and 11335 University Avenue NW

A planning application has been received to rezone properties located at 11323,11325, 11329, 11333 and 11335 University Avenue NW in the McKernan neighbourhood. This application has been revised.

The proposed rezoning is still from Small Scale Infill Development Zone (RF3) with the Mature Neighbourhood Overlay to a Site Specific Development Control Provision (DC2).

The revised proposed DC2 Provision would still allow for a mid-rise building but with the following key changes:

  • The maximum height reduced from 30.0 metres to 23.0 metres (approximately 6 storeys)
  • The maximum floor area ratio reduced from 5.35 to 3.4
  • The maximum number of dwellings reduced from 210 to 132

With these changes, the application now conforms to the McKernan-Belgravia Station Area Redevelopment Plan.

Public Engagement

Edmontonians were invited to a drop-in public engagement session on April 2, 2019 to learn more about a proposed rezoning at the southeast corner of University Avenue NW and 114 Street NW. 

The proposed rezoning is located in the University Avenue Land Use Precinct within the McKernan-Belgravia Station Area Redevelopment Plan. Feedback will be summarized in a report to City Council when the proposed rezoning goes to a future Public Hearing for a decision.
