An application has been received to amend the Keswick Neighbourhood Structure Plan (NSP) for portions of 1703 and 1804 184 Street SW.

As shown on the  Proposed NSP Figures , the  proposed amendment to the Keswick NSP would:

  • Reconfigure a stormwater management facility (pond) in the western portion of the neighbourhood
  • Reconfigure and redesignate Keswick Drive west of 182 Street SW as an enhanced local roadway
  • Designate the west half of a portion of the 184 Street SW right-of-way for a shared-use path and underground stormwater utility connection. The connection would link to the future neighbourhood south of 28 Avenue SW.

An  amendment to the higher-level Windermere Area Structure Plan (ASP) is also proposed to align with the NSP amendment.

1703 184 Street SW

planning application (map) has been received for a property at 1703 184 Street SW.

The application proposes to rezone the property from the Residential Small Lot Zone (RSL) to the Residential Low-Density Zone (RLD).

The proposed rezoning of the site to the RLD Zone would allow a mix of housing types including single-detached and semi-detached housing. The RLD Zone allows the option of locating the house next to one of the side lot lines rather than in the center of the lot.

The proposal conforms with the Keswick Neighbourhood Structure Plan, which designates the site for single and semi-detached residential development.

The proposed zones are Low-Rise Apartment Zone (RA7) and Residential Mixed Dwelling Zone (RMD) and will allow for the development of:

  • multi-unit housing up to 16 metres (4 storeys) in height 
  • low-density residential uses that may include single-detached, semi-detached and row housing forms

An  associated amendment to the Keswick Neighbourhood Structure Plan and
the Windermere Area Structure Plan will accompany this application to enable the rezoning.

A planning application (map) has been received for the road closure of portions of 184 Street SW in the Keswick neighbourhood.

The road closure application proposes to close portions of the existing 184 Avenue NW, south of Ellerslie Road SW and east of 199 Street SW. If the closures are approved, the closed areas will be consolidated with adjacent properties in preparation for future neighbourhood development.

The current zoning is Low-Rise Apartment Zone (RA7) and Residential Small Lot Zone (RSL)

The proposed zoning is Residential Low-Density Zone (RLD), Residential Mixed Dwelling Zone (RMD), and Direct Development Control Provision (DC1).

The RLD and RMD zones will allow for the development of a mix of low-density housing forms. The  proposed DC1 Provision  will establish 2 areas for low and medium-density residential housing including:

  • Shallow-lot single and semi-detached housing with the opportunity to develop both garden suites and secondary suites with the principal dwelling; and
  • Shallow-lot row housing and semi-detached housing with rear attached garages

A ​ planning application (map) has been received for portions of a property at 1704 170 Street SW.

The application proposes to rezone portions of the property from Residential Mixed Dwelling Zone (RMD) to Residential Low-Density Dwelling Zone (RLD) and the Row Housing Zone (RF5).

The RLD Zone allows for flexibility of lot sizes to accommodate a mix of housing types including single-detached and semi-detached housing, and the change to the RF5 Zone represents a boundary adjustment that will align with a related subdivision of the land.

The proposal conforms with the Keswick Neighbourhood Structure Plan which designates the site for single and semi-detached residential development.
