has been received for properties at 1095 Hermitage Road NW and 3403 127 Avenue NW.The purpose of the application is to allow for the redevelopment of a brownfield site located east of 50 Street and north of Yellowhead Trail/railway line for primarily residential uses.
The application proposes to rezone the properties from the Urban Reserve Zone (AGU), Industrial Reserve Zone (AGI), Urban Services Zone (US) and Single Detached Residential Zone (RF1) to Direct Development Control Provision (DC1), Planned Lot Residential Zone (RPL), Residential Low-Density Zone (RLD), Semi-detached Residential Zone (RF4), Row Housing Zone (RF5), Residential Mixed Dwelling Zone (RMD), Medium-Density Multiple Family Zone (RF6), Low-Rise Apartment Zone (RA7), Public Parks Zone (AP) and Public Utility Zone (PU).
The purpose of the
is to accommodate a soil berm that has been constructed along the southern boundary of the site to provide a buffer between dwellings and the railway line. Several residential zones are proposed to accommodate a variety of housing types and densities under the RPL, RLD, RMD, RF4, RF5, RF6, and RA7 zones.Two (2) park sites under the AP Zone, and a stormwater management facility under the PU Zone, are proposed.
The application includes an Hermitage General Outline Plan (OP) to update the development concept map and statistics to align the plan with the rezoning application.
