Proposed Road Closures

Two planning applications have been received for portions of 127 Street SW south of 28 Avenue SW and north of 35 Avenue SW.

These applications propose to close the north (LDA19-0166 map) and south (LDA19-0167 map) portions of 127 Street SW, in the Heritage Valley Town Centre neighbourhood. If the road is closed, land will be consolidated to the east for future redevelopment. The road closures align with the proposed road network in the Heritage Valley Town Centre Neighbourhood Area Structure Plan.

An application (map) has been approved to rezone 2615, 2704, 2910, 3003 and 3150 127 Street SW in the Heritage Valley Town Centre neighbourhood.

The current zoning is Agricultural Zone (AG).

The proposed zoning is for Low Rise Apartment Zone (RA7), Medium-Rise Apartment Zone (RA8) and Public Utility Zone (PU). The proposed RA7 and RA8 Zones would allow for low and medium rise, multi-unit housing with a maximum height of 16 m and 23 m respectively, and would also allow for ground oriented commercial uses. The Public Utility Zone will recognize an existing pipeline right-of-way and allow it to be developed as a multi-use trail corridor; as well as designating land for a planned stormwater management facility.

An associated amendment to the Heritage Valley Town Centre Neighbourhood Area Structure Plan (NASP) was also approved to enable the rezoning.

The current zoning is Agricultural Zone (AG).

The approved zoning is for Urban Services Zone (US). The purpose of the US zone is to allow for publicly and privately owned facilities of an institutional or community service nature. The proposed development is a district activity park site which is intended to incorporate a multi-purpose recreation centre, a public high school, and a Catholic high school.

The rezoning proposal conforms to the approved Heritage Valley Town Centre Neighbourhood Area Structure Plan (NASP).

A planning application (map) has been received for a property at 11910 35 Avenue SW.

The application proposes to rezone the property from Direct Development Control Provision (DC1) to a revised Direct Development Control Provision (DC1).

The existing DC1 allows for Row Housing and Stacked Row Housing. The proposed DC1 keeps most of the development regulations, but increases the maximum site coverage and reduces the setbacks. The application is located in the south part of the Heritage Valley Town Centre neighbourhood, and complies with the plan for the area.

Road closure of a portion of 30 Avenue SW east of 127 Street SW

A planning application (map) has been made to close portions of 30 Avenue SW east of 127 Street SW. If the closure is approved, the closed road will be consolidated with adjacent properties and become part of the future development of the site. The closure will enable future development of the area, and conforms with the Heritage Valley Neighbourhood Area Structure Plan and the planned alignment of future roads.
