The current zoning for the properties is Low-Rise Apartment Zone (RA7), Agricultural Zone (AG), Medium-Rise Apartment Zone (RA8)Urban Services Zone (US), and Low-Intensity Business Zone (CB1)

The proposed zoning is Low-Intensity Business Zone (CB1), Residential Mixed Dwelling Zone (RMD), Medium-Rise Apartment Zone (RA8), Urban Service Zone (US) and Public Utility Zone (PU).

The proposed RMD and RA8 zones will allow for a range of low and high-density residential development. The proposed CB1 zone will allow for commercial development with limited opportunities for residential development.

The proposed PU zone will allow for the development of a stormwater management facility and future LRT, and the proposed US zone will allow for the development of a portion of a district park site.

An associated amendment to the Heritage Valley Town Centre Neighbourhood Area Structure Plan (NASP) is also proposed to enable the proposed rezoning.

The  proposed NASP amendment reconfigures the boundaries and locations of mixed-use, residential, neighbourhood commercial, and stormwater management facility uses.

These changes would provide for more efficient development parcels around the future LRT, maintain the neighbourhood density, and maintain the transit-oriented development pattern of the town centre.

Road closure of a portion of 127 Street SW

planning application (map) has been made to close a portion of 127 Street SW, located west of the intersection of 26 Avenue SW and 122 Street SW. 

If approved by City Council, the closure area will be consolidated with the neighbouring lands to facilitate mixed-use development.

The proposed road closure conforms with the Heritage Valley Town Centre Neighbourhood Area Structure Plan.

planning application (map) has been received for properties at 13505 28 Avenue SW, 2910 127 Street SW, 3150 127 Street SW, 3303 141 Street SW and 3304 127 Street SW.

The application proposes to rezone the properties from the Agricultural Zone (AG) and the
Residential Mixed Dwelling Zone (RMD) to the Residential Low-Density Zone (RLD), Residential Mixed Dwelling Zone (RLD), and Public Utility Zone (PU).

The proposed RLD and RMD Zones will allow for a variety of low-density housing and the PU Zone will allow for a Stormwater Management Facility (SWMF).

The proposal conforms with the Desrochers Neighbourhood Area Structure Plan (NASP) and the Heritage Valley Town Centre Neighbourhood Area Structure Plan (NASP) which designate the sites for low-density residential development and a Stormwater Management Facility.
