Ahas been received for properties at 2550, 2560, 2704, 2910, and 3150 127 Street SW and 13505 28 Avenue SW.
The proposed RMD and RA8 zones will allow for a range of low and high-density residential development. The proposed CB1 zone will allow for commercial development with limited opportunities for residential development.
The proposed PU zone will allow for the development of a stormwater management facility and future LRT, and the proposed US zone will allow for the development of a portion of a district park site.
An associated amendment to the Heritage Valley Town Centre Neighbourhood Area Structure Plan (NASP) is also proposed to enable the proposed rezoning.
Thereconfigures the boundaries and locations of mixed-use, residential, neighbourhood commercial, and stormwater management facility uses.
These changes would provide for more efficient development parcels around the future LRT, maintain the neighbourhood density, and maintain the transit-oriented development pattern of the town centre.
