The proposed zoning is for a Site Specific Development Control Provision (DC2) to allow for:
- a 24-metre high mixed-use building (approximately 6 storeys) next to the storm pond. The building will feature commercial units on the ground floor and residential units above the commercial units.
- a 15-metre high commercial building (approximately 4 storeys) adjacent to James Mowatt Trail
- a mix of surface and underground parking
An associated application to amend the Heritage Valley Town Centre Neighbourhood Area Structure Plan to reflect the proposed rezoning has been submitted.
