This application proposes to rezone the site from the Agricultural Zone (AG) to the Residential Small Lot Zone (RSL). The rezoning would provide for smaller lot Single Detached Housing with attached garages in a suburban setting that provides the opportunity for the more efficient utilization of undeveloped suburban areas, and includes the opportunity for Secondary Suites and Garden Suites.

The proposed rezoning conforms to the Hays Ridge Neighborhood Area Structure Plan, which designates this site for Single/Semi-Detached Residential.

3010 Hays Ridge Drive SW

A planning application (map) has been received for a property at 3010 Hays Ridge Drive SW.

The application proposes to rezone the property from Low-Rise Apartment Zone (RA7) to Medium-Rise Apartment Zone (RA8) to allow for the development of medium-rise, multi-unit housing up to 23 metres in height (approximately 6 storeys).

The application proposes to amend the Hays Ridge Neighbourhood Area Structure Plan (NASP) by changing a portion of the neighbourhood from Low-Rise/Medium Density Residential to High-Density Residential land use.

Public Engagement 

Edmontonians were invited to share feedback on the proposed rezoning, via phone and email, between mid-May and late June 2020.

Feedback gathered on the proposed rezoning was summarized in a report to City Council when the application goes to a future Public Hearing for a decision.
