The application proposes to rezone the property from the Agriculture Zone (AG) to the Residential Low-Density Zone (RLD), Residential Mixed Dwelling Zone (RMD), Low-Rise Apartment Zone (RA7), Public Utility Zone (PU), Public Parks Zone (AP) and Metropolitan Recreation Zone (A). The various rezonings would allow for the development of low and medium-density residential, public utility uses, parks and natural areas along the North Saskatchewan River Valley and Ravine System (NSRVRS).

A planning application has been received for a portion of a property at 13104 Winterburn Road NW.

This application proposes to amend the Big Lake Area Structure Plan (ASP) and Hawks Ridge Neighborhood Structure Plan (NSP) to change 1.04 ha of Low-Density Residential and 1.00 ha of Special Study Area to Environmental Reserve Area to allow for the protection of a natural area.

The ASP and NSP amendments include changes to the statistics, maps, and text for the subject site in order to update the plans accordingly.

A planning application (map) been approved for a property at 13104 Winterburn Road NW. The application proposed to rezone the property from Residential Small Lot Zone (RSL) to Semi-detached Residential Zone (RF4) and Planned Lot Residential Zone (RPL).

The purpose of the rezoning was to allow for semi-detached housing that conforms with the approved Big Lake Area Structure Plan and Hawks Ridge Neighbourhood Structure Plan. A small portion of land is also proposed to be rezoned from Residential Small Lot Zone (RSL) to Planned Lot Residential Zone (RPL) to allow for future subdivision in conjunction with adjacent RPL lands.
