Revisions have been made to an ongoing application to rezone 14327 106b Avenue NW.

The application now proposes to rezone the property (map) from the Single Detached Residential Zone (RF1) to the Small-Scale Infill Development Zone (RF3). This rezoning application had initially proposed the Urban Character Row Housing Zone (UCRH)

At a Public Hearing on June 22, 2022, City Council passed the following motion:

That Charter Bylaw 20154 be referred back to Administration and return to the August 16, 2022, City Council Public Hearing with the RF3 Zone (Small-Scale Infill Development Zone) for consideration. 

The proposed Small-Scale Infill Development Zone (RF3) provides opportunities for small-scale residential infill development in the form of single, semi-detached or multi-unit housing containing up to four principal dwellings.

10212, 10216 and 10220 148 Street NW

The City has received a  planning application (map) to rezone properties at 10212, 10216 and 10220 148 Street NW in the Grovenor neighbourhood.

The proposed rezoning from Small Scale Infill Development Zone (RF3) to the Low-Rise Apartment Zone (RA7) would allow for the development of a low-rise apartment (approximately 4 storeys). The proposed rezoning would also allow for limited commercial opportunities at ground level, such as, but not limited to, child care services, general retail stores and specialty food services. Vehicular access is required to be provided from the rear or side lane.

There is no plan in effect for the Grovenor neighbourhood.

Input from Edmontonians will be used to inform conversations with the applicant about potential revisions to the proposal to address concerns or opportunities raised. Feedback will also be summarized in the report to City Council when the proposed rezoning goes to a future City Council Public Hearing for a decision.
