planning application (map) has been received for properties at 2050 Glastonbury Boulevard NW, 3131 Granville Drive NW, and 6841, 7003, and 7231 Winterburn Road NW.

The application proposes to rezone the properties from an existing Direct Development Control Provision (DC1.15753), the Row Housing Zone (RF5), the Medium-Density Multiple Family Zone (RF6), the Planned Lot Residential Zone (RPL), and the Residential Small Lot Zone (RSL) to a new Direct Development Control Provision (DC1) and a Site-Specific Development Control Provision (DC2).

The  proposed DC1 Provision would allow for a variety of commercial, office, and service uses on the sites along Winterburn Road. Landscaping and screening are required between the commercial areas and the adjacent low-density residential areas.

The  proposed DC2 Provision would allow for:

  • Three residential buildings up to 23 metres in height (approximately 6 storeys)
  • A maximum of 180 total units
  • Opportunities for commercial on the ground floor, such as child care services, general retail stores, and specialty food services
  • A minimum 4.5 metre setback and required landscaping along the interface with low-density residential

An associated application has been made to amend the Granville Neighbourhood Structure Plan (NSP) and The Grange Area Structure Plan (ASP) to align with the proposed rezoning.
