planning application (map) has been received for properties at 3408 and 3704 153 Avenue NW, 3404, 3421 and 3650 158 Avenue NW, 15930 34 Street NW, and 15304, 15510, 15704 and 15705 37 Street NW.

The application proposes to rezone the properties from an existing Direct Development Control Provision (DC1.19884) to a revised Direct Development Control Provision (DC1).

This current DC1 Provision allows for commercial, retail and office uses that are to be developed in a shopping complex format. Residential development is only permitted in the northeast corner of the site.

The  proposed DC1 Provision would remove a density maximum of 225 dwellings per hectare for residential development and replace it with a density minimum of 75 dwellings per hectare.

The application proposes to rezone the property from an existing Direct Control Development Provision (DC1) to a new Direct Control Development Provision (DC1)

The intent of the  proposed new DC1 provision is to allow for residential development in the form of multi-unit housing, up to 40 metres high (approximately 12 storeys), within a prescribed location in the DC1 area.

There are associated plan amendments to the Gorman Neighbourhood Structure Plan and Pilot Sound Area Structure Plan, through text changes only, in order to allow this rezoning to take place.
