The proposed rezoning is from the Agricultural Zone (AG) and Industrial Reserve Zone (AGI)  to the Public Utility Zone (PU), Natural Area Protection Zone (NA), Low-Rise Apartment Zone (RA7), and Residential Low-Density Zone (RLD)

The proposed rezoning would allow for:

  • development of the future LRT alignment (PU zone)
  • conservation of an existing tree stand (NA zone)
  • development of multi-unit housing to a maximum height of 14 metres (approximately 4 storeys) (RA7 zone)
  • development of single detached housing, semi-detached housing or duplex housing with flexibility in lots sizes and widths (RLD zone)

The proposed rezoning complies with the  Gorman Neighbourhood Structure Plan , which designates the rezoning area as a natural area (MR zone), medium-density residential, and low-density residential. The LRT aligns with the purpose of the proposed PU Zone to provide public benefit.
