This is an application to rezone the properties from an existing Site-Specific Development Control Provision (DC2.996) to a revised Site-Specific Development Control Provision (DC2).

The  proposed DC2 rezoning adds veterinary services, animal hospitals and shelters to the list of permitted uses allowed within the existing DC2 Provision. Other than administrative updates, no other changes are proposed.

Application Details

A planning application (map) has been approved for a plan amendment and rezoning of a site at 2611 111 Street NW.

The approved rezoning from a Public Utility Zone (PU) to a Site Specific Development Control Provision (DC2) will allow for the parcel to be added as part of the larger high-density, mixed-use, transit-oriented urban village under development next to the Century Park LRT Station. It will also allow for the transition of the City-owned park and ride on this parcel into a temporary, privately-owned and operated park and ride lot. 

As the site develops out, the privately-owned and operated surface park and ride stalls would be replaced with shared parking in underground and/or parkade structures.

In this shared parking model, spaces will be managed so they can be used by different people throughout the day; such as residents, businesses, and park and ride commuters. The proposal allows for redevelopment with a mix of residential and commercial uses on a consolidated Century Park site.

The approved rezoning adds 250 parking spaces to the total allowed at Century Park. The existing Century Park DC2 appendices will need to be updated accordingly. Amendments to the Kaskitayo Outline Plan revising the urban village concept references and maps would also be required to reflect the proposed rezoning.

City administration was invited to the Ermineskin Community League open house that preceded the league's Annual General Meeting. The purpose of attending was sharing information on a proposed zoning and plan amendment applicable to the Century Park site to add an additional lot (approximately 1 hectare in area) to the Urban Village Town Centre concept.

An advance notice was sent to surrounding residents and the community league informing them of the application and meeting. The applicant was also invited and shared information on their long-term vision for the site. Approximately 20 people circulated through the open house.
