The application proposes to rezone the property from Agricultural Zone (AG) to General Business Zone (CB2), Semi-detached Residential Zone (RF4), Medium-Rise Apartment Zone (RA8), Urban Services Zone (US), and Public Utility Zone (PU).

The proposed rezoning would allow for the development of medium-rise apartments, semi-detached housing, commercial buildings, a religious assembly, and open space.

A plan amendment to the Edgemont Neighbourhood Area Structure Plan is required to accommodate the proposed rezoning.

Portion of 199 Street NW

A planning application (map) has been received for a road closure of a portion of the existing 199 Street NW, located in the north east corner of the Edgemont neighbourhood.

The proposed road closure complies with the proposed plan amendment under a related application, LDA17-0640. The plan amendment identifies the northern portion of the road for medium density residential uses of up to 16 m in height (approximately 4 storeys). The southern portion of road is proposed to be designated for storm water management facility purposes.

A planning application (map) has been received for a property at 20204 Lessard Road NW. The application proposes to rezone the site from Agricultural Zone (AG), Planned Lot Residential Zone (RPL), Residential Small Lot Zone (RSL), and Semi-detached Residential Zone (RF4) to:

The proposed rezoning conforms with the Edgemont Neighbourhood Area Structure Plan, which designates the site for single/semi-detached residential, street-oriented residential and stormwater management facility. 

An associated road closure application (map) proposes to close approximately 0.06 ha of road right-of-way to accommodate the realignment of Lessard Road. The closure area will be consolidated with the land to the south.

Charter Bylaw 19011 proposed to rezone the subject land from Low Rise Apartment Zone (RA7) and Neighbourhood Convenience Commercial Zone (CNC) to Site Specific Development Control Provision (DC2).

The DC2 zone is a mixed use zone, which allows for the development of residential and commercial uses on the same site through vertical or horizontal means.

The rezoning conforms with the Edgemont Neighbourhood Area Structure Plan.

This application proposed to rezone the property from Low Rise Apartment Zone (RA7) to Low Intensity Business Zone (CB1) and Medium Rise Apartment Zone (RA8). The rezoning would allow for the development of medium-rise apartments and a low-intensity business zone that allows for uses such as Bars and Neighbourhood Pubs, Convenience Retail Stores and Health Services, among other uses.

4059 199 Street NW and 4011 199 Street NW

A planning application (map) has been approved for a plan amendment for properties at 4059 199 Street NW, and 4011 199 Street NW, and a portion of 199 Street NW.

The plan amendment to the Edgemont Neighbourhood Area Structure Plan (NASP) changes the land use designation on a portion of land from Single/Semi-detached Residential to Low Rise/Medium Density housing and Storm Water Management Facility.

Low-rise/medium density housing will allow for row housing, stacked row housing and low-rise apartments (up to 4 storeys in height), at a density of approximately 90 units per hectare. The adjustment to the Storm Water Management Facility will enable storm water servicing for the area.

3755 199 Street NW

A planning application has been accepted to rezone property in the Edgemont neighbourhood from Residential Small Lot Zone (RSL) to Residential Mixed Dwelling Zone (RMD)

The RMD Zone is a low-density zone that allows for single detached and semi-detached housing, with opportunity for limited row housing. It can result in a broader variety of lower-density housing forms along a street.
