This application proposes to change the zoning from Agricultural Zone (AG) and Public Parks Zone (AP) to Natural Areas Protection Zone (NA). The proposed NA Zone will allow for the protection of a Natural Area, as shown on the attached map. 

In addition, an application has been made to close a portion of 35 Avenue NW road. If City Council approves the proposed road closure, the areas will be consolidated with the lands to the south of 35 Avenue NW.  

The proposed application is in conformance with the Edgemont Neighbourhood Area Structure Plan development concept.

Portions of 5240 Edgemont Boulevard NW and 3215 Winterburn Road NW

planning application (map) has been received for portions of properties at 5240 Edgemont Boulevard NW and 3215 Winterburn Road NW.

The application proposes to rezone the areas from the Agricultural Zone (AG), Semi-detached Residential Zone (RF4), and Residential Mixed Dwelling Zone (RMD) to the Public Utility Zone (PU), Medium-Rise Apartment Zone (RA8), Residential Low-Density Zone (RLD), and the Residential Mixed Dwelling Zone (RMD).

The application proposes to allow for low and medium-density residential uses and stormwater management facilities (SWMF) in the northwest part of Edgemont. Both the proposed RLD and RMD zones allow for the development of single-detached and semi-detached housing with variations in housing types and lot sizes, including the opportunity for zero-lot-line development.  The RMD Zone also allows for limited row housing. 

The proposed RA8 Zone would allow for a 23-metre-high building (approximately 6 storeys) intended for residential uses such as multi-unit housing, lodging houses and supportive housing as well as limited commercial opportunities at ground level, such as child care services, general retail stores and specialty food services. The PU Zone will allow for the development of stormwater management facilities (SWMFs).

An  amendment (map) to the Edgemont Neighbourhood Area Structure Plan (NASP) accompanies the rezoning application. The main changes proposed to the plan are to reduce the size of two (2) SWMFs and increase the area allocated to single detached housing, semi-detached housing, street-oriented residential uses and medium-rise apartment uses.

102 Edgemont Road NW

A planning application (map) has been received for the property at 102 Edgemont Road NW.

The application proposes to rezone the property from an existing Site Specific Development Control Provision (DC2) to Site Specific Development Control Provision (DC2).

The proposed Site Specific Development Control Provision will decrease the size of Area A (commercial/mixed use) and increase Area B (residential/mixed use) as shown on the map. It will also update the terminology of the existing Provision to current Edmonton Zoning Bylaw standards. No other changes are proposed for this application.

A planning application (map) has been received for a road closure of a portion of the existing 199 Street NW, located in the north east corner of the Edgemont neighbourhood.

The proposed road closure complies with the proposed plan amendment under a related application, LDA17-0640. The plan amendment identifies the northern portion of the road for medium density residential uses of up to 16 m in height (approximately 4 storeys). The southern portion of road is proposed to be designated for storm water management facility purposes.
