has been received for portions of properties at 5240 Edgemont Boulevard NW and 3215 Winterburn Road NW.The application proposes to rezone the areas from the Agricultural Zone (AG), Semi-detached Residential Zone (RF4), and Residential Mixed Dwelling Zone (RMD) to the Public Utility Zone (PU), Medium-Rise Apartment Zone (RA8), Residential Low-Density Zone (RLD), and the Residential Mixed Dwelling Zone (RMD).
The application proposes to allow for low and medium-density residential uses and stormwater management facilities (SWMF) in the northwest part of Edgemont. Both the proposed RLD and RMD zones allow for the development of single-detached and semi-detached housing with variations in housing types and lot sizes, including the opportunity for zero-lot-line development. The RMD Zone also allows for limited row housing.
The proposed RA8 Zone would allow for a 23-metre-high building (approximately 6 storeys) intended for residential uses such as multi-unit housing, lodging houses and supportive housing as well as limited commercial opportunities at ground level, such as child care services, general retail stores and specialty food services. The PU Zone will allow for the development of stormwater management facilities (SWMFs).
An Edgemont Neighbourhood Area Structure Plan (NASP) accompanies the rezoning application. The main changes proposed to the plan are to reduce the size of two (2) SWMFs and increase the area allocated to single detached housing, semi-detached housing, street-oriented residential uses and medium-rise apartment uses.
