Upon closure, the area will be consolidated with a neighbouring property to the west and south for commercial development. An associated plan amendment and rezoning submitted under LDA18-0626 is required to support the proposed road closure.

planning application (map) has been received for a property at 3325 153 Avenue NW. 

This is an application for rezoning the property from an existing Site-Specific Development Control Provision (DC2.1005) to a revised Site-Specific Development Control Provision (DC2). The proposed DC2 rezoning adds more commercial use opportunities to the existing DC2 Provision, adds a commercial building (floor area) to the proposed development, eliminates increased risk setback requirements for sensitive uses (such as child care services and health care services), and revises established setback requirements for development adjacent to the rail line.

Support for the revision to the rail setback regulation will require support for the plan amendment proposed under LDA18-0626. The Ebbers Neighborhood Area Structure Plan (NASP) identifies the site for Office/Commercial development.

A planning application (map) has been received for properties at 14504 Fort Road NW and 15304 Fort Road NW, 15120 34 Street NW, and 3403 153 Avenue NW and 3501A 153 Avenue NW.

The application proposes to rezone an undeveloped site, which has an existing Site Specific Development Control Provision (DC2.937), to a revised Site Specific Development Control Provision (DC2), and Agricultural Zone (AG)

The rezoning will exclude an area of the original DC2 provision (the area being rezoned AG). The rezoning aligns regulations with the new risk and rail policy of the Ebbers Neighbourhood Area Structure Plan, and modifies the DC2 Provision by adding some uses and clarifying some regulations.
