A planning application (map) has been received for a property at 4304 167 Avenue NW.

The application proposes to rezone the property from the Low-Rise Apartment Zone (RA7) to the Low-Intensity Business Zone (CB1). If approved, the CB1 zone will allow for low-intensity commercial, office and service uses.

An amendment to the Pilot Sound Area Structure Plan (ASP) to redesignate the site from residential to community commercial and an amendment to the Cy Becker Neighbourhood Structure Plan (NSP) to redesignate the site from medium-density residential to community commercial are proposed to align with the proposed rezoning.

Administrative updates to the proposed park site in the Cy Becker NSP are also required to reflect the current zoning.
