The current zoning is Semi-detached Residential Zone (RF4) and Residential Small Lot Zone (RSL).

The proposed zoning is Residential Low-Density Zone (RLD). The purpose of this zone is to facilitate a range of housing forms that use land and infrastructure more efficiently than typical low-density development. The zone provides the flexibility of lot sizes and width to provide choice and to accommodate a mix of housing types including zero lot line development in developing neighbourhoods.

The application conforms with the Crystallina Nera West Neighbourhood Structure Plan, which designates the site for low-density residential uses.

A planning application (map) has been received for portions of a property at 18104 66 Street NW.
This application has two components: a rezoning, and a plan amendment to the Crystallina Nera East Neighbourhood Structure Plan (NSP)

The application proposes to rezone portions of the property from Public Parks Zone (AP), Direct Development Control Provision (DC1), Semi-detached Residential Zone (RF4), Planned Lot Residential Zone (RPL), and Residential Small Lot Zone (RSL) to Public Parks Zone (AP), Residential Small Lot Zone (RSL) and Residential Low-Density Zone (RLD).

The proposed rezoning reflects the reconfiguration of the park site and provides a residential zone that allows for a variety of housing forms through the proposed RLD Zone.

The Crystallina Nera East NSP is being amended to reflect the proposed reconfiguration of 182 Avenue NW and the school park site as proposed under a new subdivision plan. The west portion of the rezoning area is located within the Crystallina Nera West NSP and complies with the plan, which designates the area for low-density residential.

This application also includes amendments to the Edmonton North Area Structure Plan (ASP) and the Crystallina Nera East Neighbourhood Structure Plan (NSP) to reflect the proposed rezoning.
