Ice District Phase II

A planning application is being processed for the area north of Rogers Place arena, generally between 105 Avenue and 106 Avenue, and from 102 Street to 104 Street. This application is comprised of a rezoning and an amendment to the Central McDougall / Queen Mary Park Area Redevelopment Plan.

The proposed rezoning would allow for the development of a high-density, mixed-use area with residential units, retail, and commercial space.

10107 111 Avenue NW

A planning application (map) has been approved for a property at 10107 111 Avenue NW.

This application proposes to rezone the site from an obsolete Site Specific Development Control Provision (DC2)-Royal Alex Place Agreement C162, to Commercial Mixed Business Zone (CB3). This would allow for mixed-use development, including commercial and residential, and buildings up to 36 metres high (approximately 12 storeys).

The Main Streets Overlay (MSO), which will ensure pedestrian-oriented, street-fronting development, is in effect for this site.

10911 105 Street NW

A planning application (map) has been received for a proposed rezoning of a property at 10911 105 Street NW. 
The proposed zoning is for a new Site Specific Development Control Provision (DC2) to continue to allow for a 220 dwelling, 8-storey residential development, but also to extend the period of time that the non-accessory parking is allowed to operate. 

When the current DC2 Provision was approved in 2013, Council allowed the parking for a period of 5 years, but with the opportunity for the landowner to ask for another 5 years if the residential development was not able to be built in the initial time period. This application is to ask for the additional 5 years and also to make administrative changes to the zoning regulations to ensure they meet the current standards and requirements.

11010 101 Street NW, 11042 101 Street NW, and 11046 101 Street NW

A planning application (map)  has been approved to rezone land at 11010 101
Street NW, 11042 101 Street NW, and 11046 101 Street NW, and close a lane
north of the site which will  be consolidated with the development site.

The approved rezoning is from General Business Zone (CB2) to Site-Specific Development Control Provision (DC2). The proposed DC2 zoning would allow for a
14-storey commercial office building. The building would consist of approximately 3 storeys of parkade above ground, with 10 storeys of office above the parkade, and retail at ground level.

A planning application (map) has been received for a property at 10505 106 Street NW. The application proposes to make minor changes to the property’s existing Direct Development Control Provision (DC1) zoning and add the following uses in the revised DC1 Provision:
