The  proposed DC1 Provision would change how the affordable housing contribution from the developer could be made within Area 1 of The Armature project. It would allow the option for residential developments to contribute 13 units for rent at no more than 85 per cent of the market rate for a period of 10 years.

The application proposes to rezone the property from the Neighbourhood Convenience Commercial Zone (CNC) to the Low-Intensity Business Zone (CB1).

The purpose of the proposed Low-Intensity Business Zone (CB1) is to provide for low-intensity commercial, office and service uses, and limited residential-related uses located along arterial roadways that border residential areas.

This zone is very similar to the current Neighbourhood Convenience Commercial Zone (CNC) but allows for a slightly larger building (maximum height would increase from 10 to 12 metres) and an expanded list of permitted and discretionary uses.
