The application proposes to rezone the properties from an existing Direct Development Control Provision (DC1.19819) to a new Direct Development Control Provision (DC1)

The existing DC1 zoning (DC1.19819) allows for the creation of a high-density, mixed-use, urban village development adjacent to the Stadium LRT Station. The proposed DC1 Provision retains this vision, but with the following adjustments:

  • A maximum Floor Area Ratio of 7.0 within Area 4 (previously 5.5)
  • Up to 600 dwellings within Area 4 (previously 366)
  • Increased maximum setbacks to roadways and abutting properties
  • Alterations to building design, site layout, and landscape requirements.
  • Changes to the amount of short-term bicycle parking spaces
  • Expanding options for community amenity contributions
  • Administrative updates and formatting throughout

An associated application has been made to amend the Stadium Station Area Redevelopment Plan (ARP) to update maps to enable and reflect the proposed rezoning.

The application proposes to rezone the properties from the Industrial Business Zone (IB) to the Medium-Rise Apartment Zone (RA8).

The proposed RA8 Zone would allow for a 23-metre high (approximately 6 storeys) residential building with limited commercial opportunities at ground level, such as child care services, general retail stores and specialty food services.

This application conforms with the Stadium Station Area Redevelopment Plan.

The  proposed DC1 Provision would change how the affordable housing contribution from the developer could be made within Area 1 of The Armature project. It would allow the option for residential developments to contribute 13 units for rent at no more than 85 per cent of the market rate for a period of 10 years.

The application proposes to rezone the property from the Neighbourhood Convenience Commercial Zone (CNC) to the Low-Intensity Business Zone (CB1).

The purpose of the proposed Low-Intensity Business Zone (CB1) is to provide for low-intensity commercial, office and service uses, and limited residential-related uses located along arterial roadways that border residential areas.

This zone is very similar to the current Neighbourhood Convenience Commercial Zone (CNC) but allows for a slightly larger building (maximum height would increase from 10 to 12 metres) and an expanded list of permitted and discretionary uses.
