The proposed zoning is Direct Development Control Provision (DC1) . The use of a DC1 zone is required, as the site, known as Hangar 11, is a prospective historic resource site. 

The applicant intends to repurpose the existing Hangar 11 building into a mixed-use building (commercial/residential) in conformance with the City Centre Area Redevelopment Plan.

Blatchford Special Area Zones Text Amendments

A planning application has been approved to amend the Blatchford Special Area Zones to bring the regulations in line with comparable standard zones in the Edmonton Zoning Bylaw.

These proposed text amendments to the Blatchford Special Area Zones are intended to remove barriers to the development of medium density residential developments and increase the overall flexibility of these zones.

The application proposed to rezone various portions of the area from the Municipal Airport Zone (MA) to the following zones:

The approved rezoning for Districts 3 and 4 of the City Centre Area Redevelopment Plan will allow for the development of Row Housing, Low-Rise Apartments and park space. It will also designate land for future public utility infrastructure.

Proposed Rezoning
A planning application (map) has been received for a property at 101 Airport Road NW.

The application proposes to rezone the property from Municipal Airport Airfield Zone (MA1) to Blatchford Low to Medium Rise Residential Zone (BLMR) and Blatchford Row Housing Zone (BRH).

The application proposes to rezone the site to allow for low to medium rise residential development, with the potential for limited ground floor commercial, office and services. The application also proposes to allow for medium density street-oriented Blatchford Townhousing and Stacked Row Housing.

101 Airport Road NW

A planning application (map) has been approved for a text amendment for a site at 101 Airport Road NW. This application will amend the Blatchford Environmental Overlay map, within Edmonton's Zoning Bylaw. The overlay identifies areas that require environmental assessment, prior to their redevelopment.

Testing and remediation are complete for the first stage of development in Blatchford. The overlay map is being updated to reflect this progress, as there are no further environmental concerns for this portion of the neighbourhood.
