The application proposes to rezone the properties from the Neighbourhood Convenience Commercial Zone (CNC) and Small-Scale Infill Development Zone (RF3) to the Low-Intensity Business Zone (CB1).

The proposed CB1 Zone will allow for low-intensity commercial, office and service uses, and limited residential uses at the intersection of two arterial roads, 66 Street NW and 137 Avenue NW.

Development in the CB1 Zone is intended to be sensitive and in scale with existing development along the commercial street and surrounding residential neighbourhood.

Belvedere Transit Centre (6120 129 Avenue NW)

A planning application (map) has been made to rezone property at 6120 129 Avenue NW from Commercial Office Zone (CO) to Public Utility Zone (PU).

The proposed rezoning is to allow the existing Belvedere Transit Centre to be upgraded and modernized.

The existing zoning, Commercial Office Zone (CO), is a non-conforming zone with the existing Belvedere Transit Centre. This rezoning will bring the zoning into conformance with the existing use on the site. 

When City administration completes its review of the proposed rezoning, a recommendation will be made to City Council.

The proposed rezoning will be heard at a City Council Public Hearing. The public will be notified of the Public Hearing date and time at least 21 days in advance.
