planning application (map) has been received for a property at 10333 University Avenue NW and a number of other nearby addresses. The application covers a small portion of the Allendale residential neighbourhood as well as areas within the adjacent Strathcona Junction industrial/commercial area. The area affected by the application is: Lands generally bounded by 63 Avenue NW to the south, 78 Avenue NW to the north, 105 Street NW to the west, and CPR Irvine rail corridor to the east.

The application proposes to rezone the property and addresses in the nearby area from a Direct Development Control Provision (DC1) to a revised Direct Development Control Provision (DC1).

The proposed zoning is for a revised CPR West Direct Development Control Provision (DC1).  The  proposed revision only affects one property, at 10333 University Avenue NW, where an exception is proposed to allow multi-unit housing to be developed at ground level in the existing building. Currently, the DC1 zone restricts multi-unit housing to areas above the ground level non-residential uses.

This application is intended to enable a new supportive housing development operated by The Mustard Seed.

A planning application (map) has been received for a property at 10853 63 Avenue NW.

This application proposes to rezone the property, which has an existing one-storey house, from Row Housing Zone (RF5) to Neighbourhood Convenience Commercial Zone (CNC) to allow for small-scale local community uses.

The applicant intends to operate a psychologist's office in the existing house.

A site-specific amendment to the 109 Street Corridor Area Redevelopment Plan (ARP) would allow for the site to provide for commercial uses without requiring retail uses at grade.
