This application proposes to rezone the site from the General Business Zone (CB2) to the Commercial Mixed Business Zone (CB3). The purpose of the CB3 Zone is to allow for a mix of commercial and residential opportunities in locations that are well connected to transit, such as a designated Transit Avenue.

In addition to the rezoning, this application is also  proposing an amendment to the Main Streets Overlay (which already applies to the site) to limit height specifically for these properties. Taken together, the proposed rezoning and overlay amendment will result in the potential for a short mixed-use tower with the following key development characteristics:

  • A base structure/tower building design 
  • A maximum height of 36 metres (approximately 10 storeys)
  • A maximum tower floor plate of 850 square metres
  • A maximum Floor Area Ratio of 7.0; and
  • Vehicle access from the rear lane

There is no plan in effect for this area.

planning application (map) has been received for the proposed rezoning of a property at 9110 115 Avenue NW.

The property is currently zoned Neighbourhood Convenience Zone (CNC). The proposed zoning is Site-Specific Development Control Provision (DC2), which has been revised from the original proposed Low-Intensity Business Zone (CB1). The  proposed DC2 Provision would allow for the retention of the existing building while allowing for an expanded list of commercial uses on the ground level and the addition of a third storey for residential use.

The application proposes to rezone the property from the Small-Scale Infill Development Zone (RF3) to the Direct Development Control Provision (DC1) zone.

A planning application (map) has been received for a property at 11714 94 Street NW.

The application proposes to rezone the property from Residential Infill (RF3) to Site Specific Development Control (DC2).

Flag-Shaped Lot Pilot Project

This application is one of 3 rezonings which are part of the City's Flag-Shaped Lot Pilot Project. This pilot project is determining if flag-shaped lots, also known as flag lots, are feasible for the average lot type in Edmonton.

The goal of the pilot project is to explore the feasibility of independent ownership of garden suites, instead of renting, on a salable piece of land.

A Site Specific Development Control (DC2) zone will allow for the implementation of new development rules to allow for this to happen.
