has been received for a property at 9131 118 Avenue NW.This application proposes to rezone the site from the General Business Zone (CB2) to the Commercial Mixed Business Zone (CB3). The purpose of the CB3 Zone is to allow for a mix of commercial and residential opportunities in locations that are well connected to transit, such as a designated Transit Avenue.
In addition to the rezoning, this application is also Main Streets Overlay (which already applies to the site) to limit height specifically for these properties. Taken together, the proposed rezoning and overlay amendment will result in the potential for a short mixed-use tower with the following key development characteristics:

- A maximum height of 36 metres (approximately 10 storeys)
- A maximum tower floor plate of 850 square metres
- A maximum Floor Area Ratio of 7.0; and
