A planning application has been received for a text amendment to the Schonsee Neighbourhood Structure Plan.

This proposed amendment to the Schonsee Neighbourhood Structure Plan will remove all references in the Neighbourhood Plan referring to granular trails.

Upgrading the granular trail to a shared use path adjacent to the natural area will be more inclusive, allowing for all active modes of transportation within the neighbourhood. The separation between the trail to the existing wetland is approximately 35 metres, leaving a significant buffer to avoid disturbance to habitat or wildlife.

The application proposes to rezone the properties from the Agricultural Zone (AG) and the Single Detached Residential Zone (RF1) to the Residential Low-Density Zone (RLD) and the Neighbourhood Convenience Commercial (CNC) Zone

The purpose of the proposed zoning to the Residential Low-Density Zone (RLD) is to allow for the development of single-detached housing with flexibility in lot sizes and widths, and the opportunity for zero lot line development, in conformance with the Schonsee Neighbourhood Structure Plan (NSP)

The purpose of the proposed rezoning to the Neighbourhood Convenience Commercial (CNC) Zone is to allow for the development of convenience commercial and personal service uses, which are intended to serve the day-to-day needs of residents.  

Amendments to the Edmonton North Area Structure Plan and Schonsee Neighbourhood Structure Plan are proposed in order to align the plans with the proposed rezoning to CNC.
