has been approved for properties at 16703 71 Street NW and 7004 167 Avenue NW.
The application proposes to rezone the properties from the Agricultural Zone (AG) and the Single Detached Residential Zone (RF1) to the Residential Low-Density Zone (RLD) and the Neighbourhood Convenience Commercial (CNC) Zone.
The purpose of the proposed zoning to the Residential Low-Density Zone (RLD) is to allow for the development of single-detached housing with flexibility in lot sizes and widths, and the opportunity for zero lot line development, in conformance with the Schonsee Neighbourhood Structure Plan (NSP).
The purpose of the proposed rezoning to the Neighbourhood Convenience Commercial (CNC) Zone is to allow for the development of convenience commercial and personal service uses, which are intended to serve the day-to-day needs of residents.
Amendments to the Edmonton North Area Structure Plan and Schonsee Neighbourhood Structure Plan are proposed in order to align the plans with the proposed rezoning to CNC.

A separate associated road closure (under LDA22-0041) to close portions of the road right-of-way near 7004 167 Avenue NW is also proposed.
