The amendment proposes to reconfigure areas of low and medium density land uses in the east portion of the Schonsee Neighbourhood Structure Plan.

The applicant intends to establish a more logical residential development pattern that achieves density targets and takes advantage of the existing infrastructure within the neighbourhood as well as infrastructure in the adjacent developments.

A planning application (map) has been made to rezone a property at 17250 66 Street NW.

The application proposes to rezone the site from Agricultural Zone (AG) to Low-Intensity Business Zone (CB1).

The proposed zoning allows for low-intensity commercial, office, and service uses. These uses include gas bars and convenience retail stores, restaurants, daycares, medical and dental offices, liquor stores, and general retail stores.

An associated application has been to amend the Schonsee Neighbourhood Structure Plan (NSP) and the Edmonton North Area Structure Plan (ASP) to enable the above rezoning.
