The full development will be made up of sustainably designed and environmentally-sensitive homes in a range of desirable styles. There are great nearby amenities such as The Meadows Community Recreation Centre, the Grey Nuns Community Hospital, retail stores, a library, and a K-9 school. With quick access to Anthony Henday Drive and Edmonton transit, The Meadows of Laurel is connected and sustainable for everyone. 

Available Lots

There are 35 RSL zoned lots - front drive, some backing onto greenspace and walkways.

Step 1: Online Registration for Public Lot Selection

Thank you for your interest in Phase 3 of the Meadows of Laurel!

All randomly drawn, successful registrants have now been contacted. If you have not received an email from the City of Edmonton advising of your lot selection priority number, you were not randomly selected to participate in the lot selection process.

We hope to have Phase 4 ready for sale in late 2021 / early 2022.

Rules and Regulations
  • Only 1 registration per address or household will be accepted.
  • Registrants must be 18-years or older.
  • You may register as an individual or company name, but not both
    Should more than 1 person per household (people living at the same address) and/or more than 1 person per company register for the Public Lot Selection, all of the registrants from that household or company will automatically be disqualified and those registrations will not be included in the random draw.   
  • All interested buyers must register online through Eventbrite for their name to be entered into the random draw.
  • After registration closes and duplicate registrations have been disqualified, we will draw 100 registrants at random who will then be qualified to participate in the lot selection process.
Registration Selection

The first 45 registrants drawn will be notified by email of their lot selection priority number. 

Successful registrants are not required to purchase a lot if their desired choices of lots have been sold to one of the prior registrants.

Since there are 35 lots available for sale, the successful registrants assigned number 36 or higher may or may not have an opportunity to select a lot. This is dependent on the possibility of other registrants not attending or deciding not to purchase any available lots.

Should there be remaining lots after the Lot Selection event, remaining registrants will be contacted in priority sequence at a later date.

If all lots have been sold, remaining drawn registrations will be held in priority sequence should any sales not proceed.  

Step 2: Public Lot Selection

Following our email confirming your priority number, we will contact you by phone starting with the first person randomly drawn.  

You will have a maximum of 20 minutes to make your selection of what lot you want to purchase. By email, we will follow up with each buyer to confirm the lot chosen.

Once you have selected a lot, you cannot switch the lot for another lot.

We will ask you to email us a copy of your picture identification with the correct mailing address along with all buyers you are wanting on the formal sales agreement.  

Buyers may add additional name(s) (maximum of 2) to the formal sale agreement (that is, spouse or partner), to a maximum of 3 names total.  These names will be used to create the formal Sale and Development Agreement.

Powers of Attorney or Agent representation will not be accepted.

Payment Terms

Payment Terms

We recommend that all buyers contact their financial institution or bank to pre-qualify for a mortgage prior to making a lot selection.

  • Deposit: 15% of the total purchase price is required at the same time the signed sale agreement is returned to us. 
  • Performance Fees: All lots purchased will require a payment of $15,000 in Performance Fees ($10,000 Sustainability and Architectural Performance Fee and $5,000 Damage Performance Fee) and are required to be paid at the time the signed sale agreement and deposit is provided to the City. These Performance Fees are to ensure buyer/builder compliance with the Sustainability and Architectural Design Guidelines and address any potential damage to City infrastructure as a result of construction activity on the lot. The Performance Fees will be returned to the buyer or forfeited to the City in accordance with the terms of the agreement.
  • Soil Condition Deadline: June 15, 2021 (Waived by buyer or action taken to satisfy). 
  • Balance / Closing Date: July 22, 2021.
  • Possesion: On the Closing Date.
Inspection Requirements

Buyers are required to physically inspect the Lot they purchased and abutting infrastructure such as sidewalk, fences, water valves (CC valve), fire hydrants, and power boxes within 10 days of the Closing Date and photograph and record any observed damages on the Lot Damage Statement form provided with the Agreement. 

The Buyer will be held responsible for the repair of any subsequent damage to City infrastructure and any restoration costs will be retained from the Damage Fee. 


All homes built in The Meadows of Laurel must comply with the Sustainability and Architectural Design Guidelines, including without limitation:

  • Building a PV solar ready home

  • Obtaining third-party certification that the home has achieved an EnerGuide rating of at least 15% lower than “A Typical New Home”, which is the benchmark home on the EnerGuide label. For further details on this requirement please contact a Certified Energy Advisor.

These reports and information are provided to all prospective buyers for their review on an informational basis only.

Buyers shall not rely on the reports as to the suitability for their development.

All buyers will be required to conduct independent soil and geotechnical testing at their own expense to verify that the sale land is suitable for the proposed development.
