All 31 lots have been sold. Phase 3 lots will be available in 2021. All remaining registrations are being held in priority sequence. Should any sales not proceed, the next person on the list will be contacted.

Lot Sale Process

Are you interested in buying? To be a part of this exciting development, familiarize yourself with the following steps.

Step 1: Public Information Session - CANCELLED as of March 13, 2020

Please note this information session has been cancelled per Alberta Health Services' restrictions on mass gatherings. See the Alberta Health Services website for up to date information. 

If you have questions about the sustainability requirements, the refundable performance fees, please contact us at PropertySales@edmonton.ca.

Note the refundable performance fees of:

  • $10,000 for meeting the City's Design and Sustainability requirements
  • $5,000 for any damages caused to infrastructure after possession.

Carefully review the Sustainability and Architectural Design Guidelines that all buyers are required to follow, and the Good Neighbour Guidelines, especially if you intend to manage your own construction.

Step 2: Online Registration for the Public Lot Selection via Eventbrite
Registration Opens: 8am on Wednesday April 1, 2020
Registration Closes: 4pm on Wednesday April 8, 2020
 

Rules and Regulations

  • Only 1 registration per address or household will be accepted
  • Registrants must be 18-years or older
  • You may register as an individual or company name, but not both
    Should more than 1 person per household (people living at the same address) and/or more than 1 person per company register for the Public Lot Selection, all of the registrants from that household or company will automatically be disqualified and those registrations will not be included in the random draw.   
  • All interested buyers must register online through Eventbrite for their name to be entered into the random draw.
  • After registration closes and duplicate registrations have been disqualified, we will draw 100 registrants at random who will then be qualified to participate in the lot selection process.

Registration Selection

The first 40 registrants drawn will be notified by email of their lot selection priority number and will be invited to the Lot Selection Event to select and purchase a lot in the order of their priority number.

Successful registrants are not required to purchase a lot if their desired choices of lots have been sold to one of the prior registrants.

Since there are 31 lots available for sale, the successful registrants assigned number 32 or higher may or may not have an opportunity to select a lot. This is dependent on the possibility of other registrants not attending or deciding not to purchase any available lots.

Should there be remaining lots after the Lot Selection event, remaining registrants will be contacted in priority sequence at a later date.

If all lots have been sold, remaining drawn registrations will be held in priority sequence should any sales not proceed.  

Step 3: [Updated] Public Lot Selection Process - Now Sold Out

Update: Due to the COVID-19 pandemic, we are assessing how the Lot Selection Event will be managed virtually. A representative will be in contact with the registrants randomly drawn by the end of April.

Please be aware of the following requirements:

  • A copy of your confirmation email you received from the City of Edmonton either printed or accessible on a mobile device
  • Picture identification with the correct mailing address
  • $5000 certified cheque or bank draft payable to The City of Edmonton

After you choose an available lot, you will be required to sign a Purchase Application and provide a non-refundable Application Deposit of $5000 by certified cheque or bank draft payable to the City of Edmonton. This Application Deposit will be applied toward the 15% deposit of the lot price plus GST, if applicable. If the buyer chooses not to proceed with their purchase, the Application Deposit is forfeited.  

Buyers may include a maximum of 2 additional name(s) to the Purchase Application (that is, a spouse or partner) for a maximum of 3 names total. These names will be used to create the formal Sale and Development Agreement.

If a registrant(s) is not available for the Lot Selection Event, and their name and number is called, that registrant(s) will lose their opportunity to select an available lot. 

Photo identification such as driver's licence or passport with current address will be required, and the address must match your registration confirmation email. Powers of Attorney or Agent representation will not be accepted. Successful registrants must be available for the allocated Public Lot Selection time slot in order to purchase a lot.

Payment Terms

  • Deposit: 15% of the total purchase price is required at the same time the signed sale agreement is returned to us (less the $5,000 received at time of lot selection. 
  • Performance Fees: All lots purchased will require a payment of $15,000 in Performance Fees ($10,000 Sustainability & Architectural Performance Fee and $5,000 Damage Performance Fee) and are required to be paid at the time the signed sale agreement and deposit is provided to the City. These Performance Fees are to ensure buyer/builder compliance with the Sustainability & Architectural Design Guidelines and address any potential damage to City infrastructure as a result of construction activity on the lot. The Performance Fees will be returned to the buyer or forfeited to the City in accordance with the terms of the agreement.
  • Soil Condition Deadline: June 15, 2020 (Waived by buyer or action taken to satisfy) 
  • Balance / Closing Date: July 22, 2020
  • Possesion: On the Closing Date

Inspection Requirements

Buyers are required to physically inspect the Lot they purchased and abutting infrastructure such as sidewalk, fences, water valves (CC valve), fire hydrants, and power boxes within 10 days of the Closing Date and photograph and record any observed damages on the Lot Damage Statement form provided with the Agreement. 

The Buyer will be held responsible for the repair of any subsequent damage to City infrastructure and any restoration costs will be retained from the Damage Fee. 

Compliance

All homes built in The Meadows of Laurel must comply with the Sustainability and Architectural Design Guidelines, including without limitation:

  • Building a PV solar ready home

  • Obtaining third-party certification that the home has achieved an EnerGuide rating of at least 15% lower than “A Typical New Home”, which is the benchmark home on the EnerGuide label. For further details on this requirement please contact a Certified Energy Advisor. 

Additional Resources

These reports and information are provided to all prospective buyers for their review on an informational basis only.

Buyers shall not rely on the reports as to the suitability for their development.

All buyers will be required to conduct independent soil and geotechnical testing at their own expense to verify that the sale land is suitable for the proposed development.

Net Zero Grant

Anyone who builds a net-zero home is eligible for a $25,000 Green Building Grant from the City of Edmonton's Energy Transition Unit. There are a limited number of grants available.
