Thank you to everyone who purchased a lot in The Meadows of Laurel and agreed to build a more energy efficient, sustainable home. Your commitment to living a more sustainable lifestyle is blazing a trail for others to follow.
But don't worry, it's not too late to join the green lifestyle being created in this neighborhood. Visit any one of these qualified Built Green builders to have them build you your own environmentally sustainable dream home in the Meadows of Laurel.

Introducing The Meadows of Laurel

The Meadows of Laurel will be made up of sustainably-designed and environmentally-sensitive homes in a range of desirable styles.

There are great amenities close by, like:

  • The Meadows Community Recreation Centre,
  • The Grey Nuns Community Hospital, 
  • Retail stores, 
  • A library, 
  • A K-9 school, and 
  • Quick access to the Anthony Henday and transit. 

39 lots will be available for sale through a Public Lot Selection process. Registration began on Friday March 29, 2019 at 8am. The registration limit has been reached.

All homes built in The Meadows of Laurel must comply with a set of sustainability and architectural guidelines, including building a PV solar ready home and obtaining third-party certification that the home has achieved an EnerGuide rating of at least 15% lower than “A Typical New Home”; the benchmark home on the EnerGuide label. For further details on this requirement please contact a Certified Energy Advisor

All interested buyers are invited to the Public Information Session & Trade Show on Thursday March 28, 2019 at 6pm (See Step One below for location) to learn more about the sustainability requirements and features you can incorporate into your new home. Information on sustainability incentives and rebates will be available and Certified Energy Advisors will be in attendance.

To be a part of this exciting development, familiarize yourself with the following steps: 

Step One: Public Information Session and Trade Show

Where: Meadowlands Baptist Church
              2215 17 Street NW

When: Thursday March 28, 2019

Trade Show: Commences at 6pm

Presentation: 7pm

We encourage all prospective buyers and builders to attend our information session to learn about the sustainability requirements for the lots in The Meadows of Laurel. City staff, Certified Energy Advisors and other contractor representatives will be available to answer questions.

The trade show will include suppliers showcasing green building products that will help each builder meet our targets of every home being 15% better than the “Typical New Home “or “Benchmark home” on your EnerGuide label and Solar Ready.

The information session will provide clarity on the refundable performance fees of $10,000 for meeting the City’s Design and Sustainability requirements and $5,000 for damages caused to infrastructure. We also suggest you carefully review the Sustainability and Architectural Design Guidelines and the Good neighbour guidelines especially if you intend to manage your own construction.

Step Two: On-Line Registration for the Public Lot Selection via Eventbrite

Registration Limit Reached
The registration limit for a chance to purchase a lot has been reached. Thank you for your interest in The Meadows of Laurel.

When: Starts on Friday March 29th, 2019 at 8am and ends on Wednesday, April 3rd, 2019 at 8pm or when 2,000 registrations have been received, whichever comes first.

Only one registration per address or household will be accepted; registrants must be 18 years of age or older. You may register as an individual or company name, but not both.  

Should more than one person per household (people living at the same address) and/or more than one person per company register for the Public Lot Selection, all of the registrants from that household or company will automatically be disqualified.   

All interested buyers must register online through Eventbrite for their name to be entered into the random draw. After registration closes, a third-party company will be conducting a random draw for 120 registrants from the registrations received.

Registrant Selection

The first 50 registrants selected will be notified by email of their lot selection number  by April 11, 2019 and will be invited to the Lot Selection Event to select and purchase a lot in the order of their number. Successful registrants are not required to purchase a lot if their desired choices have been sold to one of the prior registrants.

Since there are 39 lots available for sale, the successful registrants assigned number 40 or higher registrants may or may not have an opportunity to select a lot. This is dependant on the possibility of other registrants not attending or deciding not to purchase any available lots.

Should there be remaining lots after the Lot Selection event, remaining registrants will be contacted in priority sequence at a later date.

If all lots have been sold, remaining drawn registrations will be held in priority sequence should any sales not proceed.  

Step Three: Public Lot Selection Details and Process

When:    Monday April 15, 2019

Successful registrants will be notified by email to attend one of two Lot Selection time slots (in groups of 25 registrants). You must bring a copy of your registration confirmation in order to select an available lot and picture ID, such as a driver’s license or Government-issued ID, with address matching the address on your online registration.

The Lot Selection Time Slots are as follows: 

  1.  3pm-5pm (Registrants 1 thru 25)
  2.  6:30pm-8:30pm (Registrants 26 thru 50)

When you choose an available lot, you will be required to sign a Purchase Application and provide a non-refundable qualifying deposit of $5,000.00 by certified cheque or bank draft, payable to The City of Edmonton. The qualifying deposit will be applied toward the required deposit of 15% of the lot price plus GST, if applicable. Buyers are welcome to add an additional name to the Purchase Application (ie. Spouse).

If a registrant(s) does not attend the Meadows Recreation Centre at the assigned time slot, and their number has been called, that registrant(s) will lose their opportunity to select an available lot.

Picture identification with current address will be required, and the address must match your address submission on Eventbrite. Powers of Attorney or Agent representation will NOT be accepted; successful registrants must be present at the allocated Public Lot Selection time slot in order to purchase a lot.

Payment Terms

Deposit:                              15% of the total purchase price upon execution of the                                                              sale agreement (less the $5,000 received at time of                                                                  lot selection) 
Soil Condition Deadline:  June 30, 2019 (buyer can satisfy or waive                                                                                    this condition)
Balance/Closing Date:      July 17, 2019 
Possession:                         On Closing Date

In addition to the Deposit, all lots purchased will require a payment of $15,000 in Performance Fees to be paid at the time the sale agreement is executed.  These Performance Fees are to ensure buyer/builder compliance with the Sustainability & Architectural Design Guidelines and address any potential damage to city infrastructure.  The performance Fees will be returned to the buyer or forfeited to the CIty in accordance with the terms of the sale agreement.
