The City of Edmonton offers a Property Tax Monthly Payment Plan that is a convenient way of paying residential property taxes in monthly instalments by automatic bank withdrawal without incurring late-payment penalties.
You can enrol at any time. Once you are enrolled in the Property Tax Monthly Payment Plan, you do not need to reapply each year.

Calculating Your Payments
- For the first 6 months of the year, your monthly instalment is based on 1/12 of the previous year’s tax amount. The instalment amount is adjusted for the last 6 months of the year based on the new annual tax amount.
- If you're starting after January 1 for the current year, you must make up any instalments you've missed and pay a one-time service fee, which is 2% of missed monthly payments. This is included in your 1st automatic withdrawal. For example, if withdrawals start on May 1, your first payment includes the instalments that were missed in January, February, March and April, plus the 2% service fee.
- If you enrol with taxes and penalties owing, the unpaid amount will be included in your first automatic withdrawal.
- If you're building a new home, the amount can be calculated based on an approximate value or purchase price that you provide to the City.

*If you're enroling multiple properties please request a separate application for each. Once you are enrolled, your payments will be processed as one transaction if they are withdrawn from one bank account.
2. Complete your application
- Ensure you read the terms and conditions
- Include a VOID cheque or your financial institution’s banking pre-authorization form
- Attach any additional documents, if required
- If you are: paying property taxes on behalf of a property/business owner, include a letter of authorization
- If you are: applying as the Executor or Power of Attorney, submit supporting documents

Cancelling Your Monthly Payments
Provide your cancellation notice by the 15th of the month, to cancel the next month’s withdrawal.

If a payment is not honoured by your financial institution, service charges will apply.
If 2 or more monthly instalments are missed, your enrolment in the monthly payment plan will be cancelled without notice.
All unpaid taxes will be due and subject to service charges and late-payment penalties.
In addition to the annual tax adjustment, your monthly withdrawal amount may be adjusted if an amended or supplementary tax is applied to your account, or if bylaw, or other charges or credit adjustments are processed during the year.
The City will notify you of any increases in writing at least 10 days before the next withdrawal date.

Payments made through this plan cannot be refunded or transferred.
Note: while the Monthly Payment Plan may be cancelled upon receiving notification of a title change from the Alberta Land Titles Office, it is recommended you submit your cancellation notice to ensure your monthly withdrawals stop in time.
