Planning applications received by the City in the Spruce Avenue neighbourhood.

11111 101 Street NW, 9720 111 Avenue NW, 9728 111 Avenue NW and 9730 111 Avenue NW

A planning application (map) has been received for rezoning at 11111 101 Street NW, 9720 111 Avenue NW, 9728 111 Avenue NW, and 9730 111 Avenue NW.

The proposed application is to rezone from Small Scale Infill Development (RF3) and General Business Zone (CB2), to Site Specific Development Control Provision (DC2). This would allow for a development with two buildings. 

The building along 111 Avenue NW would feature at-grade commercial space with entrances facing towards the street engaging people who walk by, and a second storey with commercial office space, with the top two storeys as residential space.  

A building at the rear of the site would be up to three storeys, featuring living and working space. Parking will be provided underground, and at grade to the rear of the buildings under the second storey.

This application also includes a road closure (map) along 111 Avenue NW. This would legally close the lane between the two parcels subject to the rezoning, and would be consolidated and rezoned as a single site.

115 Avenue NW

A planning application has been made to legally close the portion of 115 Avenue NW that bisects the Spruce Avenue Park site. If approved, the roadway can be physically removed and reclaimed as park space.

This proposal facilitates the Spruce Avenue Neighbourhood Renewal Project. It aims to create a more connected, useable, and safe park site. The roadway’s current access points to St. Basil and Spruce Avenue schools are proposed to be relocated to 102 Street NW.

To use it, follow these steps:
  1. Go to maps.edmonton.ca, and select "Zoning” from the menu.
  2. Navigate to an area on the map or enter an address to search.
  3. In the top right legend, select the green checkbox for “In progress rezoning applications” to see proposed rezonings for that address.
  4. You should now see more information like the application date, status and a link to the current (more detailed) document(s) in the box at the bottom of the page.
