A planning application has been received for properties at 10003 98 Avenue NW, 9806-9856 100 Street NW, 9803 101 Street NW, and 9903 Rossdale Road NW.
The application proposes to rezone the properties from an existing Direct Development Control Provision (DC1) to a revised Direct Development Control Provision (DC1).
The proposed rezoning is functionally an update to the existing DC1 Provision to increase the development scale while keeping the same general intent. Other than administrative updates, these changes would only apply to Sub Area B as shown on the .
The Rossdale Brewery building while allowing development around it with the following characteristics:
would continue the preservation of the historic- Buildings ranging from 4 to 58 metres in height (approximately 1 to 16 storeys)
- A maximum of 490 new residential dwellings
- A maximum Floor Area Ratio of 4.1; and
- A mixture of compatible commercial uses centred around the Rossdale Brewery building, such as general retail stores, personal service shops, professional, financial and office support services, and restaurants (this list of uses is not complete)
An Rossdale Area Redevelopment Plan is also proposed to enable this rezoning.
to theThe North Saskatchewan River Valley and Ravine System Protection Overlay would continue to apply to the site to ensure a development setback from the North Saskatchewan River Valley and Ravine System. The Floodplain Protection Overlay (FPO) would also continue to apply to some portions of the rezoning area, the purpose of which is to provide for the safe and efficient use of lands which may be within the defined floodplains of the North Saskatchewan River.
