A planning application (map) has been received for properties along 81 Avenue, 82 Avenue, and 106 Street in the Queen Alexandra neighbourhood.

The specific addresses are 10520, 10530, 10570, 10602, 10606, 10610, 10614 and 10618 81 Avenue NW; 10565, 10615 and 10631 82 Avenue NW; and 8105 106 Street NW.

The application proposes to rezone from an existing Direct Development Control Provision (DC1) to a new Direct Development Control Provision (DC1).

The proposed zoning is for a new Direct Development Control Provision (DC1) that is almost identical to the existing one but with added regulations that exempt the properties along Whyte (82) Avenue from the following regulations in the Zoning Bylaw:

  1. Regulations that require a 500-metre separation distance between different Liquor Stores
  2. Regulations that require a 100-metre separation distance between a Liquor Store and community or recreation activities such as community league buildings and children’s playgrounds or play areas

If approved, Liquor Stores within this DC1 Provision along Whyte Avenue could be within 500 meters of other Liquor Stores or within 100 metres of community or recreation activities and such a location shall not require the Development Officer to grant a variance.

An area east of 105 Street NW, west of Gateway Boulevard, south of 83 Avenue NW and north of 81 Avenue NW

A planning application (map) has been received for properties east of 105 Street NW, west of Gateway Boulevard, south of 83 Avenue NW and north of 81 Avenue NW.

This application proposes a plan amendment and rezoning for the affected area, which includes parts of the Strathcona and Queen Alexandra neighbourhoods.

The proposed rezoning is for a Direct Development Control Provision (DC1) identical to the existing Direct Development Control Provision (DC1), but with the Cannabis Retail Sales use added.

The proposed plan amendment to the Strathcona Area Redevelopment Plan is to support associated Zoning Bylaw amendments in preparation for federal legalization of cannabis. 10515, 10517, 10521, 10525 and 10529 78 Avenue NW

A planning application (map) has been received for the rezoning of neighbouring properties at 10515, 10517, 10521, 10525 and 10529 78 Avenue NW.

The applicant proposes rezoning the sites from Low-Rise Apartment Zone (RA7) and Medium Scale Residential Infill Overlay to Site Specific Development Control Provision (DC2).

The proposed Site Specific Development Control Provision (DC2) will enable the development of apartment housing to a maximum height of 17.5 metres (five storeys). This proposal includes up to 50 residential units; residents' vehicular parking will be located underground.

Historic Designation Note

This rezoning proposal currently includes the William Netzel Residence, which is identified on the City's heritage inventory due to its architectural significance. The owner has decided not to designate and conserve it as a Municipal Historic Resource.

A planning application (map) has been approved for a portion of a property at 10571 76 Avenue NW. 

The application proposed to rezone a portion of the site from Small Scale Infill Development Zone (RF3) to Neighbourhood Convenience Commercial Zone (CNC).
The proposed CNC Zone is to provide for convenience commercial and personal service uses, which are intended to serve the day-to-day needs of nearby residents.

The rezoning would facilitate a future subdivision to increase the width of the commercial corner lot and change the widths of the 3 residential lots east of the property.

8019 105 Street NW

A planning application has been received for a property at 8019 105 Street NW. 

This application includes a rezoning and proposed amendments to the Strathcona Area Redevelopment Plan.

The application proposes to rezone the site from General Business Zone (CB2) to Site Specific Development Control Provision (DC2).

The land is currently being used as a surface parking lot, consisting of approximately 300 publicly accessible stalls.

The draft Site Specific Development Control Provision (DC2) proposal is for three residential towers with commercial podiums as well as publicly-accessible parking.

A planning application has been received for a property at 10502 79 Avenue NW. The application proposes to rezone the site from Low Rise Apartment Zone (RA7) to Site Specific Development Control Provision (DC2).

The approved Site Specific Development Control Provision (DC2) would allow for a boutique café. The proposal included the following land uses:

  • Specialty Food Services
  • Restaurants, up to 150 occupants and a 200 sq. m area.
