10506 81 Avenue NW

A planning application (map) has been refused for a property at 10506 81 Avenue NW. 

This application had proposed to revise an already approved Site Specific Development Control Provision (DC2). The current DC2 Provision for the site, also know by the developer’s project name, the Mezzo Tower, was approved by City Council on May 20, 2016 (item 5.4).

The refused new DC2 Provision was the same as the current one, which allowed for a high-rise, high-density mixed-use tower, except for a change to how the affordable housing contribution from the developer is made.

The current DC2 provision required the developer to work with a private charity to provide the affordable housing. The developer was unable to make this work and the proposed revision would have allowed the developer to explore other options for providing the required affordable housing contribution.   

The amount of the affordable housing contribution, 10% of the total number of units in the development, was not going to change. The affordable housing contribution was higher than the minimum 5% contribution required under the City's Developer-Sponsored Affordable Housing Policy.

No other changes to the zone, such as height or density, were proposed.

To use it, follow these steps:
  1. Go to maps.edmonton.ca, and select "Zoning” from the menu.
  2. Navigate to an area on the map or enter an address to search.
  3. In the top right legend, select the green checkbox for “In progress rezoning applications” to see proposed rezonings for that address.
  4. You should now see more information like the application date, status and a link to the current (more detailed) document(s) in the box at the bottom of the page.
