A planning application has been received to rezone properties located at 11323,11325, 11329, 11333 and 11335 University Avenue NW in the McKernan neighbourhood. This application has been revised.
The proposed rezoning is still from Small Scale Infill Development Zone (RF3) with the Mature Neighbourhood Overlay to a Site Specific Development Control Provision (DC2).
The revised proposed DC2 Provision would still allow for a mid-rise building but with the following key changes:
- The maximum height reduced from 30.0 metres to 23.0 metres (approximately 6 storeys)
- The maximum floor area ratio reduced from 5.35 to 3.4
- The maximum number of dwellings reduced from 210 to 132
With these changes, the application now conforms to the McKernan-Belgravia Station Area Redevelopment Plan.
