The proposal includes rezoning the Fire Station No 03 site to bring the use into conformance with the Zoning Bylaw and a lane closure (LDA19-0088) to relocate the Fire Station parking area.  The McKernan-Belgravia Station Area Redevelopment Plan (ARP) designates the site for Institutional / Public Utility Uses.

Proposed Lane Closure

This application proposes to rezone the site from Single Detached Residential Zone (RF1) to Low Scale Infill Development Zone (RF3)

This proposal conforms with the McKernan-Belgaria Station Area Redevelopment Plan and the Mature Neighbourhood Overlay

The applicant intends to develop semi-detached housing on the site.

The application proposes to rezone the property from Single Detached Residential Zone (RF1) to Small Scale Infill Development Zone (RF3).

The applicant’s intent is to develop a Garden Suite using reduced setbacks provided under the Small Scale Infill Development Zone (RF3).

This rezoning would potentially allow up to four (4) principal dwellings on the site, provided the necessary requirements are met.

11339 University Avenue NW, 11343 University Avenue NW, 11347 University Avenue NW, 11361 University Avenue NW, and 7915 114 Street NW

A planning application (map) has been received for neighbouring properties at 11339 University Avenue NW, 11343 University Avenue NW, 11347 University Avenue NW, 11361 University Avenue NW, and 7915 114 Street NW.

The application proposes to rezone the properties from Small Scale Infill Development Zone (RF3) to Site Specific Development Control Provision (DC2).

The proposed DC2 zoning would allow for the development of a 6-storey residential building with limited commercial uses on the ground floor. 

Public Engagement

Edmontonians were invited to a drop-in public engagement session on April 2, 2019 to learn more about a proposed rezoning at the southeast corner of University Avenue NW and 114 Street NW. 

The proposed rezoning is located in the University Avenue Land Use Precinct within the McKernan-Belgravia Station Area Redevelopment Plan. Feedback will be summarized in a report to City Council when the proposed rezoning goes to a future Public Hearing for a decision.

University Avenue NW and 115 Street NW

A planning application (map) has been received for neighbouring properties at 11439 University Avenue NW, 11441 University Avenue NW, 11459 University Avenue NW and 8005 115 Street NW.

The application proposes to rezone three lots from Single Detached Residential Zone (RF1) and one lot from Low Rise Apartment Zone (RA7) to Medium Rise Apartment Zone (RA8).

The rezoning will enable the development of those sites as medium-rise apartments.

The RF3 zoning would permit single detached, semi-detached, or duplex housing for the site, based on its location and lot size.

This rezoning proposal complies with the McKernan-Belgravia Station Area Redevelopment Plan (12MB).
