Public Hearings for planning applications are being held remotely, and opportunities are being provided to allow the public to submit their comments/concerns either in writing or by registering to speak remotely.

14039 104 Avenue NW

A planning application (map) has been received for a property at 14039 104 Avenue NW. The application proposes to rezone the property from Single Detached Residential Zone (RF1) to Small Scale Infill Development (RF3).

The proposed rezoning to Small Scale Infill Development (RF3) is to provide the opportunity for small scale infill residential development. The applicant's intent is to develop row housing (up to four units) at this location.

13734 Stony Plain Road NW

A planning application (map) has been received for a property at 13734 Stony Plain Road NW.

The application proposes to rezone the property from Single-Detached Residential Zone (RF1) to Low-Intensity Business Zone (CB1).

The proposed rezoning would allow for low-intensity commercial, office and service uses that are sensitive and in scale with existing development in the surrounding residential neighbourhood.

10342 138 Street NW

A planning application (map) has been approved for a property at 10342 138 Street NW.

The application proposed to rezone the site from the Single Family Home (RF1) zone to the Small Scale Infill (RF3) zone.

The approved rezoning is to allow for a small-scale infill development in the form of Row Housing. The site had previously received a rezoning application, LDA19-0204, to the Row Housing Zone (RF5), which went to Public Hearing on November 4, 2019.

Council decided to refuse the application and, in response, the applicant submitted a revised application. More information can be found in the November 4, 2019 Public Hearing minutes under Item 3.8.

Proposed Rezoning

A planning application (map) has been received for properties at 10210 140 Street NW, 14006, 14010, 14014 and 14018 102A Avenue NW, 14101 West Block Drive NW, and 14111 103 Avenue NW. 

The proposed zoning is a Site Specific Development Control Provision (DC2) zone identical to the existing DC2 zone, with minor revisions to the signage requirements. 
The proposed change would reduce the number of freestanding signs from five to three. This would allow one of the larger signs to be moved from the corner of 142 Street NW and Stony Plain Road further east to the urban square along Stony Plain Road.

This rezoning would potentially allow up to four (4) principal dwellings on the site, provided the necessary requirements are met.

10403 134 Street NW

A planning application (map) has been refused for a property at 10403 134 Street NW.

The application proposed to rezone the property from Small-Scale Infill Development Zone (RF3) to Site-Specific Development Control Provision (DC2)

The draft DC2 Provision proposed a two-storey commercial building, which would be “developed in a manner that is compatible and sympathetic to the surrounding residential and commercial land uses.”

Public Engagement

Edmontonians were invited to a drop-in engagement session on May 1, 2019 to learn more about a proposed rezoning at the northeast corner of 104 Avenue NW and 134 Street NW. 

Feedback was summarized in a report to City Council before the proposed rezoning proceeded to a City Council Public Hearing for a decision.
