A planning application (map) has been received for two adjacent properties at 5004 Manning Drive NW and 5040 Manning Drive NW.
The application proposes two separate rezonings: one revises an existing Site Specific Development Control Provision (DC2) with an amended DC2, the other changes from a Site Specific Development Control Provision (DC2) to a General Business Zone (CB2). The current zoning (DC.94) allows for limited commercial development compatible with adjacent residential uses. Since this is an older DC2 Provision and also regulates 5040 Manning Drive NW, the adjacent property to the southwest, the DC2 Provision must be updated to reflect the revised boundary and current Zoning Bylaw terms.
The proposed CB2 Zone is for 5004 Manning Drive NW and provides the opportunity for a range of commercial uses on a large site with good visibility and accessibility along, or adjacent to, a major public roadway.
The proposed rezoning requires an amendment to the York Neighbourhood Area Structure Plan to remove the requirement to utilize a DC2 Provision to restrict the range of uses to low intensity office and personal service uses, and provide development that is compatible with adjacent residential development.
