  • A maximum density of 160 units
  • A maximum Floor Area Ratio of 6.4
  • Ground level commercial uses facing 87 Avenue NW
  • Ground level commercial and residential uses facing 118 Street
  • Underground and surface parking with access from the east-west and north-south lanes

To help prevent the spread of COVID-19 and help keep Edmontonians and City staff safe, feedback is being accepted for this application through the City’s new online virtual engagement tool from February 16-March 9, 2021, in lieu of an in-person engagement session.

Input from Edmontonians will be used to inform conversations with the applicant about potential revisions to the proposal to address concerns or opportunities raised. Feedback will also be summarized in the report to City Council when the proposed rezoning goes to a future City Council Public Hearing for a decision.

A planning application (map) has been received for a property at 8343 Saskatchewan Drive. The application proposes to rezone the property from Single Detached Residential Zone (RF1) to Small Scale Infill Development Zone (RF3)
The proposed rezoning to the Small Scale Infill Development Zone (RF3) allows for the development of Single Detached Housing, Semi-detached Housing, and Secondary Suites or Garden Suites under certain conditions. The applicant's stated intent is to build Semi-detached Housing on this site.

A planning application (map) has been approved to rezone a property at 11703 87 Avenue NW. The proposal is to rezone the property from Single Detached Residential Zone (RF1) to Low-Rise Apartment Zone (RA7). Rezoning the property, which is adjacent to the University of Alberta, will allow for the development of a low-rise apartment building.
